Less than 5 miles from downtown Edmond, within a mile of Interstate 35, Faircloud might bring the lyrics to Earth, Wind & Fire’s “September” to mind: “Do you remember never a cloudy day?” Alan VanHorn, a top Realtor with Keller Williams Central OK ED and a resident of Faircloud since 1989, certainly does. He calls his home “pretty perfect in every way,” noting that homebuyers today are drawn here for many of the same reasons he and his family were more than 30 years ago. “In Faircloud you’re well-positioned within easy reach of everything you need, from shopping to parks to your job,” he says, adding: “The people are also exceptionally friendly, and I’m not just talking about myself.”

Active HOA hosts events at neighborhood park
The homeowner’s association here is one of the most active in the area, going above and beyond the typical HOA-associated maintenance tasks to organize community events. From outdoor movie nights and concerts to food truck nights and July 4th parades, there’s almost always something happening in the park at the heart of the neighborhood. “It’s a large park, with a basketball court and a playground and walking trails,” says VanHorn, noting that the trails branch out from the park across the central greenbelt throughout the rest of the neighborhood. “The park is definitely the place to go to meet and chat with your neighbors. If someone hasn’t invited you to some kind of event there in the first day or two of you living here, they will before the end of the week,” he laughs.
Traditional homes with large lots and rising property values
The Traditional-style homes here are as fair as you’d expect in a neighborhood with such caring residents. “Everyone who lives here takes pride in their homes, so you aren’t going to find overgrown lawns or bad landscaping here,” says VanHorn. He adds that the neighborhood was in the midst of development in the late 1980s around the time he moved in, and the homes have steadily increased in value since. Today, they range in price between $375,000 and $425,000. For a brick-clad Traditional-style home built in 1989, featuring four bedrooms, a recently updated kitchen, hardwood flooring throughout and a spacious, meticulously landscaped quarter-acre lot, you can expect to pay close to $400,000. “Faircloud is one of the best values in northeast Edmond because you’re getting more square footage for the dollar than probably most any other neighborhood on this side of town,” VanHorn notes, adding that it’s not because the northeast side is undesirable. He explains: “Everyone wants to live over here. If you’re on the west side of Edmond, you’re fighting traffic every morning, but on the east side you’re closer to I-35, which is a much better location.”

Faircloud offers quick access to OKC and downtown Edmond
Just a mile from I-35, Faircloud offers easy access to the entire Oklahoma City metro. “You can get anywhere in about 20 minutes,” says VanHorn, adding: “Oklahoma City Proper has anything and everything you can think of, from the OKC Thunder basketball team to off-Broadway musicals to national concerts.” The popular dining and entertainment districts in the OKC urban core are less than 20 miles south of Faircloud, and a straight shot down I-35 from the east side of the neighborhood. With downtown Edmond just over 4 miles southwest, you don’t need to venture even that deep into the metro for great food, though. VanHorn recommends visiting the eateries along 2nd Street and Broadway. “You can’t throw a pebble without tapping a great place to eat down there,” he gushes.
Zoned for Edmond Public Schools district
Students in Faircloud attend schools in the highly sought-after Edmond Public Schools district. Many go to Northern Hills Elementary, Cheyenne Middle and Edmond North High, all three of which boast A grades from Niche. “Edmond is very much residential and family-oriented,” says VanHorn, noting that beyond the plethora of beautiful parks that the city works hard to maintain, the schools are among the best in the metro. “It’s a suburb, a true bedroom community with great schools,” he says. “That’s why folks love it here.”
Edmond North High School is a highly sought after school in the Edmond Public School District.
Younger students may attend Northern Hills Elementary.
After Elementary, kids may attend Sequoyah Middle School.
