“Medina” may come from the Arabic word for “city,” but this El Paso neighborhood in Mission Valley feels removed from urban sprawl. Located on the Cesar E. Chavez Border Highway right on the Mexican border and adjacent to sprawling Ascarate Park, the neighborhood offers appealing amenities at pocket-friendly prices — that is, when houses enter the market, which isn’t often. “That’s one of those areas where you don’t get a lot of sales,” says Jaime Mora, a broker with Alluvion Realty Group. “A lot of people who’ve lived there have lived there their whole lives. The parents buy the house, and then the kids inherit it, so there’s not a lot of turnover.”

Aces at Ascarate Park and Golf Course
Ascarate Park — the largest public-use recreational park in El Paso County — sprawls across 400 acres right next to Medina. The centerpiece is Ascarate Golf Course, one of the oldest golf facilities in the city. The Main 18 course features a challenging back nine, while the Delta 9 is ideal for beginners. An onsite aquatic center boasts a 50-meter Olympic-sized outdoor pool, a kiddie pool with two slides, an enclosed picnic area with barbecue grills and two volleyball courts, one sand, one grass. The crown jewel is Ascarate Lake, a 48-acre man-made lake with a boardwalk, fountains and bridges leading to a small island. Large bodies of water are a rarity in this part of Texas, so the lake holds unique appeal. “There’s a lot of fishing there, and boat rides,” Mora says. “It’s a nice, traditional place for families to picnic.” Sports courts, bike trails, picnic shelters and playgrounds round out the amenities. The park is also home to El Paso Healing Garden, a tribute to the 23 victims killed in a 2019 mass shooting at the Cielo Vista Walmart.

Ranch-style homes with fencing and rock gardens
Single-family homes make up more than 85 percent of the property mix, which is rounded out with a sprinkling of condos, co-ops, apartments and townhouses. As a result, the neighborhood is almost entirely residential. Ranch-style homes from the 1950s are densely packed on lots that include decorative fencing, rock gardens and paved patios, with palm and pine trees lending shade to some properties. “Most buyers will be young couples — first-time homebuyers whose parents live nearby,” says Karina Chaparro, a sales associate with Home Pros Real Estate Group. “They'll want to buy there so their parents can help take care of their children.” Prices start at around $100,000 and usually top out at around $250,000, lower than the El Paso average and slightly below the standard cost for a Mission Valley home. El Paso Mobile Home Park rents single-wide manufactured homes on the neighborhood’s western side.
School days at Dr. Josefina Villamil Tinajero
In 2022, the Dr. Josefina Villamil Tinajero school replaced Clardy Elementary and Henderson Middle Schools. Named for a longtime UTEP professor of bilingual education who attended Clardy and Henderson, the new school serves students from pre-kindergarten through grade 8 and has yet to receive a Niche grade. Students move on to Jefferson High School, which gets a C-minus from Niche. Both schools are a short drive from Medina, but the high school is a bit farther away.
Ascarate Park hosts seasonal events
Ascarate Park hosts several popular events throughout the year. In early May, the Water Lantern Festival sets the lake aglow with golden light, and costumed cyclists hit the Playa Drain Trail in October’s Monster Mash Bike Ride. The Big El Paso Fair arrives for two weeks in April with amusement rides, magic and stunt shows, food and merchandise vendors, and a “foam zone” featuring massive clouds of eco-friendly foam.
Right down the road from Ascarate Flea Market
While Medina has no commercial activity, plenty of options await a short drive away. It’s less than a mile to Ascarate Flea Market, a huge outdoor market with vendors hawking everything from T-shirts to designer purses to home-baked goods. On Alameda Avenue, Tacos Don Cuco presents a casual dining option right down the road from Food King supermarket. Fox Plaza Shopping Center, on the other side of Alameda, is home to a Starbucks, clothing and discount stores, and several fast-food chains.

Cesar E. Chavez Border Highway
Medina is one of several Mission Valley neighborhoods that clings to the Cesar E. Chavez Border Highway, also known as Texas Highway 375. As such, residents have access to what’s known as the Texas 375 Loop, which encircles the greater El Paso area and leads to downtown El Paso, about 5 miles away. Though the highway is right on the U.S.-Mexico border, it’s about 2 miles to the nearest border checkpoint, the Bridge of the Americas. Sun Metro buses stop in the neighborhood on their way through Mission Valley, with one route also offering service to South Central El Paso. Residents are within 2 miles of the University Medical Center of El Paso and 5 miles from El Paso International Airport.

Things to consider
Ozone pollution is a major concern in El Paso. Long lines of traffic form at the U.S.-Mexico border, with hundreds of idling engines that discharge pollutants into the air. Since Medina is close to a major border crossing, potential buyers may want to note the risk.
