Duplexes, quadraplexes and single-family traditional and ranch-style homes
There are more than 900 homes in Parkland, with an average home size of 1,300 square feet. Brick and stucco ranch-style and traditional homes are dominant. Prices range from about $120,000 to $200,000. Some newer homes, built in the mid-2000s, sell for between $220,000 and $255,000. Duplexes and quadraplexes range from about $110,000 to $140,000. Plots of land have been selling for between $60,000 and $70,000. Streets are lined with sidewalks and desert-friendly landscaping. One mobile home community sits in the middle of the neighborhood and a couple of others are located nearby, across Sun Valley Drive.An early college program at Parkland High School and Purple Star designations
Children are zoned for the Ysleta Independent School District, one of three districts that serve El Paso. They attend Parkland Elementary School, which has a B-plus on Niche. Students then move to Parkland Pre-Engineering Middle School and Parkland Early College High School, which are both ranked B. All three schools have received Purple Star designations, an award recognizing their support of military-connected students. The high school’s Early College program is a partnership with El Paso Community College that allows students to simultaneously earn a high school diploma and an associate degree in four years.Plenty of sports facilities and a water park for cooling off
Sports are a big deal for the community, Nieves says. On weekday evenings and weekends, fields are packed for practices and games. The Joey Barraza and Vino Memorial Park, which reopened in 2023 after a $4 million renovation project, is north of the neighborhood and has baseball and soccer fields, a skate park and playgrounds. Sue Young Park is about 4 miles southwest and has a splash pad. Locals also like to cool off at the nearby Camp Cohen Water Park, where one-day passes start at $12 and are discounted for anyone with a SNAP card.Plenty of mom-and-pop shops and mercados
Northeast El Paso has a lot of mom-and-pop restaurants and grocers. “We haven’t been commercialized as heavily as the east side or the west side of town,” Nieves says. Locally owned traditional-style Mexican markets are common. “Here, it’s called a mercado,” Nieves says. Multiple shopping areas are found along Dyer Street, with grocery stores like Food King and Walmart Neighborhood Market and off-price department stores like Ross and Burlington. One of the most popular dining destinations in the area is NEEP Collective along Dyer Street. “It’s like a more modernized type of food truck venue," Nieves says. “It has a stage, they do concerts, they have a second-level balcony. They also have an open bar and grill.” Food trucks are rotated monthly.Close to Loop 375 and 10 miles from the airport
Parkland is bordered to the south by Loop 375, a partial beltway encircling El Paso. Dyer Street is a major thoroughfare directly east of the neighborhood. The area is served by El Paso’s Sun Metro bus system, though it is considered a car-dependent community. El Paso International Airport is about 10 miles south.
