Spread out as it is, El Paso isn't exactly known for being pedestrian-friendly. But Sageland challenges that stereotype. The residential neighborhood extends from Interstate 10 in Mission Valley, steps away from shopping plazas, a major medical center and a public library, plus three schools. “In that neighborhood, you have a lot of shopping and stuff that’s close by and walkable,” says Jaime Mora, a broker with Alluvion Realty Group. “Most of El Paso’s not set up that way. But in that whole area, like by the high school, you see a lot of people walking.”

Ranch-style and two-story brick homes from the 1950s

Sageland’s traffic patterns are arranged in a loose grid, with several sweeping thoroughfares crisscrossed by shorter residential streets. Palm trees crop up along the paved sidewalks, and the Franklin Mountains loom over the horizon in a distant silhouette. Ranch-style and brick two-story homes sit behind decorative fences and stone walls on lots measuring 5,000 to 8,000 square feet. Most houses in the area were built between 1950 and 1970, when Mission Valley farmland started blooming into residential growth. Prices typically range from $125,000 to $275,000, generally low for El Paso but average by Mission Valley standards. The neighborhood is punctuated by two small reservoirs built by the city to hold rain runoff. “When it rains in El Paso, it rains really hard, and that water has to go somewhere,” says Charlie Clark, broker and owner of Century 21 Clark Brothers. “Eventually, it all runs down to the [Rio Grande] but these reservoirs are built as a holding area.”

Bel Air High School, home of the Highlanders

Sageland Elementary School is centrally located within the neighborhood and earns a Niche grade of B-minus. A few blocks north, the B-rated Bel Air Middle School serves students in grades 6 through 8. Bel Air High School, which earns a B-plus from Niche, has an extensive campus that includes a theater, a fine arts building and the Center for Health Professions. Highlander Stadium occupies a large swath of the campus and includes a running track in addition to the football field.

Making a splash at Chapoteo Water Park

Just beyond the neighborhood’s northwestern corner, Hacienda Park rides the crest of Giles Road, offering scores of outdoor recreational opportunities to accompany its mountain views. The disc golf course and baseball diamond at the complex’s Lionel Forti Park draw competitive types, while picnic tables and open grassy areas encourage romping or relaxation. But Chapoteo Water Park, which is also onsite, puts the cherry on top. A Spanish Mission-style structure with a bell tower and ivory stucco walls welcomes visitors to the gates of the splash kingdom, which features a double plunge slide, leisure pool, lazy river, lap pool, climbing wall and kiddie pool with two miniature slides. Bookworms can head to the Judge Edward S. Marquez Library on North Yarbrough Drive, less than half a mile from the high school.

A short walk to Del Sol Medical Center

Interstate 10 skims the northeastern edge of the neighborhood, running parallel to Gateway Boulevard and providing access to El Paso International Airport, 5 miles away, and downtown El Paso, 10 miles away. Del Sol Medical Center is right on the other side of the interstate and accessible by car or on foot. However, pedestrians need to be careful when walking beneath the overpass on Corral Drive. Buses on Sun Metro’s Route 63 stop on Giles Road as they shuttle between the Cielo Vista and Mission Valley Transit Centers, and Route 67 buses make several stops on North Yarbrough Road, with points of interest including Bel Air and Hanks High Schools. Though Sageland is only 2 miles from the U.S.-Mexico border, the nearest crossing is Puente Zaragoza, about 8 miles away.

Barbecue and banana pudding on the menu at Rudy’s

Most of Sageland’s restaurants are grouped along the I-10 corridor. Diners at Rudy’s “Country Store” and Bar-BQ gather at long wooden picnic tables bedecked with red-and-white checkered tablecloths to enjoy platters of smoked brisket, ribs and pulled pork. The regional chain presents house-made sauces to accompany the barbecue, with banana pudding and peach cobbler for dessert. The tortas, burritos and zesty margarita fries at Cabo Joe’s offer a taste of Mexico, along with Café La Malinche on North Yarbrough Drive. On the other end of the neighborhood, a couple of dollar stores sit alongside Food King supermarket and Church’s Texas Chicken. More retail and restaurant options await at Yarbrough Plaza across the interstate.

Things to consider

The American Lung Association gives El Paso a poor air quality rating, ranking it the 14th worst city in the U.S. for ozone pollution. Heavy border traffic is a likely culprit. Though Sageland is several miles from the nearest border checkpoint, the effects are measurable throughout the city.
