A historic community near Downtown El Paso
Just east of the Rio Grande, historic Sunset Heights is one of the oldest neighborhoods in El Paso, with a longstanding history reflecting both sides of the US-Mexico border. In the early 20th century, famed General Pancho Villa and other members of the Mexican elite fled the Mexican Revolution for the safer ground of Sunset Heights, quickly establishing an upscale community here; the elegant buildings and homes of this era, though, fell into disrepair during the Great Depression. In recent years, many local structures have been restored to their former glory, and revitalization efforts are ongoing; the neighborhood's official historic district, which includes the Byzantine-style St. Patrick’s Cathedral, is listed on the National Register of Historic Places. “Local pride is prominent in Sunset Heights," says area resident Allison Dillard, a Realtor with Keller Williams Realty, "more so than any other El Paso neighborhood I've seen. This is a history buff’s absolute dream neighborhood, and home to a very tight-knit community. There are lots of community organizers who work hard to protect the homes here and maintain their aesthetics, ensuring they're maintained properly and remodeled correctly." The University of Texas at El Paso campus borders Sunset Heights to the north, with downtown El Paso about a mile south the other side of Interstate 10. “The proximity and walkability to both the university campus and downtown El Paso is something that is really unique about Sunset Heights.”
Original and renovated turn-of-the-century homes
Homes in Sunset Heights date back to the early 1900s. Buyers can find American Foursquare and Tudor Revivals here, often perched high above the sidewalk-lined streets on ample lots. “If you like old, really well-built homes from the turn of the century, Sunset Heights is the neighborhood for you,” Dillard says, adding that smaller bungalows mesh with the large, historic mansions here. “Many homes here were built by Henry Trost, an amazing architect of the 1910s and 1920s; most have a study, as well as really beautiful tilework and mantels, with transom windows above the doors," she says. "Most of the homes in Sunset Heights also have a basement, which is pretty rare for El Paso.” Smaller homes in need of renovation start around $200,000, while meticulously maintained homes with larger floor plans can go for $800,000.

Big-box stores and popular local restaurants
Residents of Sunset Heights can grocery shop at the nearby Albertsons less than 2 miles north on Mesa St. Additional options can be found further north, including Whole Foods, Sprout’s Farmers Market and Food King —all within 7 miles from the neighborhood. A STEM-focused curriculum at El Paso High
Sunset Heights is part of the El Paso Independent School District, and students can attend schools like Mesita Elementary, which earns a B rating from Niche, and Wiggs Middle, which receives a B-plus. At the A-minus-rated El Paso High School, students can enroll in the highly rated STEM program, which offers pathways in biomedical sciences, mathematics, robotics and computer science. The school also offers a magnet program in dual language and the P-TECH program focusing on computer science, where students can earn an Associate of Arts degree in Computer Science from El Paso Community College.

Sunset Heights has several small parks, and residents can enjoy the open green space at Caruso Park and the playgrounds at Dunn, John R. Karr and Mundy Parks. Historic home tours and community togetherness
Residents can participate in the annual self-guided Sunset Heights Tour of Homes each fall to take in the sights of the historic homes and landmarks in the neighborhood. During this time, homeowners who live in some of the neighborhood’s most historically and architecturally significant homes open their doors to members of the tour to allow them to take a peek inside. The $10 fee for adults and the $5 fee for children is intended to fund revitalization efforts and assist lower-income homeowners with essential repairs to maintain the integrity of the historic neighborhood. The Sunset Heights Neighborhood Improvement Association also puts on monthly events in Mundy Park to bring the community together. “They do things like movie nights in the park where they blow up a big screen projector and show seasonal movies depending on the time of the year, like Hocus Pocus during Halloween,” Dillard says. “It’s very family friendly.”
