Thomas Manor maintains a low profile in El Paso as one of several Lower Valley neighborhoods on the U.S.-Mexico border. “It’s a fast-developing area, but it’s not as high demand,” says Charlie Clark, broker and owner of Century 21 Clark Brothers Inc. However, with the Cesar E. Chavez Border Highway — a portion of the Texas 375 Loop that encircles the city — running along its western edge, the neighborhood appeals to commuters. “The selling point is that it’s close to the border,” says Brenda Chavez, Realtor with Home Pros Real Estate Group. “And people like it because it’s close to Loop 375. That offers better access to the city than I-10 because there’s less traffic.”

Ranch-style homes at lower-than-average prices

Many homes in Thomas Manor are set at a price point that's relatively low by El Paso standards. Ranch-style houses dating to the 1960s typically sell for $150,000 to $250,000, while newer adobe and Spanish Mission-style homes might cost $300,000 to $450,000. Paved sidewalks make it easier to walk the dog or visit neighbors. Palm trees and low shrubbery crop up along the sidewalk in places, and many homes include patches of lawn bordered by low fencing. Availability is scarce in this rapidly growing area, and some vacant lots still await development. Investors can expect to pay $50,000 to $125,000 for a quarter-acre lot.

Smooth sailing at Riverside High School

Thomas Manor Elementary School earns a B from Niche and is conveniently located in the neighborhood, near the park that shares its name. Students move on to the B-minus-rated Riverside Middle School, a short drive north, and the adjacent Riverside High School, which earns a B. The Riverside Rangers football team takes on opponents at Tom Work Riverfront Stadium, named for a former head coach who led his players to two area championships over his 15-year career. The neighborhood is also home to Rose of Sharon Christian Academy, a private K-12 school that incorporates the teachings of its ministry into the curriculum.

Thomas Manor Park is a small, centrally located green space just steps from the elementary school. The open field is dog-friendly, but pet owners should keep their pups on a leash since there’s no perimeter fence. The exercise trail is nicely maintained, with ample lighting for evening runs. A small playground sits adjacent to Thomas Manor Shelter, an A-frame party hall available for private rentals.

The drive to downtown El Paso

The Cesar E. Chavez Border Highway leads to downtown El Paso, 8 miles away. Getting from Thomas Manor to El Paso International Airport is more challenging, but Alameda Avenue is usually the fastest option for the 7-mile journey. The nearest hospital is Del Sol Medical Center, about 4 miles away. Sun Metro buses stop throughout the neighborhood on Alameda Avenue and Knights Drive, but most residents prefer to drive.

Midway Plaza on Mccarthy Avenue is home to a barbershop, a salon and Martinez Grocery, a small convenience store. The shopping center shares a parking lot with Hamburger Inn #2, which offers an extensive menu of burritos and breakfast dishes in addition to burgers.
