Century-old homes in a variety of styles
“The Tipton neighborhood features a delightful mix of bungalows and two-story homes, creating a cozy and inviting community vibe,” says Lucinda Lowe, a Realtor with Berkshire Hathaway Home Services. The variety in the neighborhood has much to do with the number of styles popular when most of the houses were built during the first three decades of the 20th century, including American Craftsman and American Foursquare. Many of these century-old houses need repairs and can sell between $45,000 and $85,000. Houses more primed for move-in range from $90,000 to just under $200,000. Sidewalks and gridded streets make this a pedestrian-friendly neighborhood.

Adjacent to Studebaker Park and the Elkhart River, Mary Beck Elementary earns a C-minus rating on Niche. The school has a cadet teacher program with education majors from Indiana University-South Bend. Middle schoolers attend C-rated Pierre Moran Middle School before spending a year at the Elkhart Freshman Division. With its access to the Elkhart River, Studebaker Park is a highlight of Elkhart’s park system. “Studebaker Park offers a wealth of outdoor activities,” Lowe says. “Residents can enjoy river access for fishing, canoeing, and kayaking. The park offers a spacious pavilion for gatherings, picnic areas, as well as pickleball courts and a ball diamond for sports enthusiasts. Scenic walking trails wind through the park and along Elkhart River, leading to serene picnic areas perfect for relaxing afternoons with family and friends.” The River Greenway Trail extends 2 miles south from Studebaker Park to the Elkhart Environmental Center.
Transportation available to points near and far
The Interurban Trolley Orange Line, which loops around Elkhart’s south and east sides, has stops in the Tipton Area neighborhood. For those looking to travel a bit farther, Elkhart’s Amtrak station is just blocks from the neighborhood. The Lake Shore Limited route between Chicago and New York City and the Capitol Limited line between Chicago and Washington, D.C. both stop here. The Indiana Toll Road is about 4 miles north of the neighborhood.
New York Central Railroad Museum a window into local history
The National New York Central Railroad Museum provides a window into the history of the Chicago-to-New York railway that was instrumental in Elkhart’s development as a young city and features full-size historic locomotives on display. Downtown Elkhart hosts multiple events throughout the year, including the Elkhart Grand Prix go-kart race and Elkhart Jazz Festival.
