Elkhorn's location and schools appeal to homebuyers

Once an independent railroad town, Elkhorn maintains a distinct identity on the western edge of Omaha. With Downtown Omaha about 25 miles away, the suburb is just far enough from the urban core to offer a more relaxed atmosphere while still allowing for a manageable commute. Historic brick buildings and late 19th-century architecture bring Main Street vibes to Olde Towne Elkhorn, and the Elkhorn River is a popular spot for outdoor recreation. But the Elkhorn Public Schools district, ranked by Niche as the No. 1 district in Nebraska, is the star attraction for this growing community.

How home prices and taxes in Elkhorn compare to Omaha

As a rule of thumb, in Omaha, you’ll find newer housing stock the farther west you go, and that’s generally true in Elkhorn, which sits on the city’s western outskirts. Many homes were built in the 2000s and have New Traditional and Craftsman-style architecture. The neighborhood’s median home sale price of $490,000 is noticeably higher than the citywide median, and listings stay on the market for about 45 days on average — longer than the Omaha average of about 25 days. Properties typically sell from the lower $200,000s to over $1 million, but some luxury homes fetch prices over $2 million. Also worth noting: Douglas County property taxes are higher than the national average, which is why some buyers opt for satellite towns like Blair and Fremont, where rates can be lower.

What commuting looks like from this west Omaha suburb

Omaha Metro provides bus and rapid transit services in the region, but most people get around by car, especially this far west of downtown. Since Elkhorn is a residential suburb rather than an employment hub, many residents commute to Omaha’s business centers. West Dodge Road, one of the city’s primary east-to-west thoroughfares, runs through Elkhorn and provides direct access to Midtown Crossing and Downtown Omaha. The drive typically takes 25 to 30 minutes in light traffic but might take longer during morning and evening rush hours.

Outdoor recreation on the Elkhorn River

The Elkhorn River and public green spaces lure residents outdoors. Local recreational areas include:

  • Ta-Ha-Zouka Park, spanning 180 acres along the river with a skate park, walking trails, tennis and volleyball courts and playgrounds
  • Indian Creek Golf Course, featuring 27 holes, practice facilities and a pro shop
  • Graske Crossing Park, a scenic river access spot that’s good for fishing
River tubing is a popular pastime, and several outfitters provide rentals if you don’t have your own equipment. For larger-scale adventures, Chalco Hills Recreation Area is a short drive away with hiking and biking trails through rolling hills and grasslands, plus a dog park, play and picnic areas and a sledding hill.

Plenty of dining options await in Omaha, but you’ll find a few places closer to home, too. Nearby eateries include:

  • Cedar Creek Coffee & Art for quality roasts and pour-overs
  • Maximo’s Cantina for Mexican favorites
  • Double Zero Pizzeria for specialty pies, wings and sandwiches
  • Jukes Ale Works for local brews
  • Salted Edge for creative seasonal plates in a lakeside setting
Several of these spots are tucked into the brick buildings of Olde Towne Elkhorn alongside locally owned shops and boutiques. Groceries are available at the Family Fare supermarket near the intersection of Pacific Street and U.S. Route 6.

New housing expands options for renters, buyers and investors

As housing demand intensifies, Elkhorn has seen significant residential growth, with new developments expanding options for buyers and investors. Master-planned communities and newer subdivisions are adding modern single-family homes, while multifamily and townhouse projects bring more renter-friendly inventory. For investors, the combination of population growth, newer housing stock and rental demand creates opportunities for long-term value.
