Three miles from downtown, Northeast Eustis offers a rural, open setting separated from the nearby hustle and bustle. “People move out there for the quiet, without having to be too far away from everything they need,” says Eustis native Megan McCary, a Realtor with Hometown Realty Professional. “It’s mostly just homes, farms and livestock.” Located within Florida’s Chain of Lakes region, outdoor recreation is abundant and often centers around the water. Residents are close to the locally sourced goods from farms that dot the community, and also not too far from the big-box retailers in Mount Dora.

Trips to the lake, golf course and more

With dozens of lakes in the area, water recreation is a favorite local pastime. “Fishing and all kinds of watersports are popular here,” McCary says. Nearby outdoor spaces, including Lower Wekiva River Preserve State Park and Seminole State Forest, offer several spots for fishing and boating. On the community's north side, Lake Norris Conservation Area stretches across thousands of acres, with trails for hiking and horseback riding. Visitors can also drop a kayak into the preserve's namesake lake. Trout Lake Nature Center on County Road 44 has a trail with educational signs and overlooks that provide glimpses of alligators. The $5 fee also admits visitors to an indoor nature center with a range of activities from watercolor painting to naturalist presentations. Short trips lead to various equestrian facilities and Black Bear Golf Club, which has an 18-hole course open to the public.

Homebuyers will find an array of housing options

Rural roads wind through Eustis, past patches of forest and sprawling fields with views of horses and grazing cows. Homes range greatly in architectural design, from late 20th-century ranch-style homes to contemporary, New Traditional and custom builds from the last 25 years. Some homes sit close together in subdivisions like Blue Lake Estates, which is governed by a homeowners association. In the neighborhood’s rural outskirts, homes sit at the end of long driveways on plots capping at about 10 acres. Homes typically sell between $345,000 and $700,000. However, the larger homes on bigger lots can fetch up to $2.5 million. The community’s CAP Index Crime Score is 2 out of 10, below the national average of 4.

Farms, wineries and local eateries add flavor to the community

Several farms operate across the area, providing residents with access to locally sourced goods. Southern Honey sells fresh, jarred honey, and Noble Roots Farms offers a wide selection of produce, meats and plants. There is a Publix in Sorrento Hills Village Shopping Mall and a Dollar General on Route 44 for essentials. Lake Seneca Farms is a local winery in the neighborhood, known for its unique wines, including strawberry and mulberry varieties. Sunrise Grill is another popular local spot that serves classic American breakfast, lunch and dinner. Downtown Eustis, a couple of miles away, offers more options for shopping and dining. Mount Dora is home to many big-box stores, such as Target and Walmart Supercenter.

Eustis High School provides career and technical education

Students begin their education at Seminole Springs Elementary School, which receives a B rating from Niche. Eustis Middle School has a B-minus, and Eustis High School scores a B-plus. The high school offers career and technical education, allowing enrolled students to earn college credits. The program’s courses range from Aerospace Technologies to Culinary Arts and Digital Design.

Route 44 connects the neighborhood to downtown Eustis and beyond

Route 44 passes through the neighborhood, linking residents to surrounding communities like downtown Eustis, home to AdventHealth Waterman, the nearest major hospital. “It’s relatively traffic-free, which can pick up some, the closer you get to Orlando,” McCary says. Orlando is a 33-mile trip via Route 429 and Interstate 4, and Orlando Sanford International Airport.
