Suburban living close to waterways in Falls Township
Falls Township lies in the crook of a bend in the Delaware River, a largely suburban southeastern Pennsylvania community – at least on the north side. Much of the southern portion is interlaced with causeways crossing waterways and lakes, as well as an industrial park currently in development. A highly rated school district for students, as well as housing prices, serve as major draws for the community. “The biggest thing is the school district and affordability,” says Christine Mantwill, a Realtor with Re/Max Properties who has worked as an agent for 30 years and grew up in neighboring Levittown. “There are a lot of homeowners in Falls Township.” Trenton is just across the river, and proximity to Interstates 295 and 95, as well as Route 1, means commuters can call Falls Township home while hitting the road each day for work.

Single-family homes with architectural variety in Falls Township
Housing is entirely concentrated in the northern half of Falls Township, lending the community its residential character. “It’s all suburban, but housing depends on what part of Falls Township you’re in,” Mantwill says, adding that some Levittown Jubilee-style homes are in the area. “It’s kind of a mix, and a lot of people are turning their Jubilees into colonial-style homes. They’re dormering out the second floor, blowing out those eaves to make it look like a colonial.”
Ranch-style homes, colonial-style homes, Cape Cods and split-levels are commonly found in Falls Township as a whole. The single-family homes often cost between $320,000 and $600,000. “Pricing is all over the place, depending on the styles of house and what upgrades have been done to it,” Mantwill says. Townhouses sit in the northwest corner, typically costing between $330,000 and about $600,000. Most manufactured homes are in central Falls Township, usually priced between $50,000 and $180,000.

Pennsbury School District offers education rated an A-minus or better
Kids are served by the Pennsbury School District, which earns an A from Niche. Students can start at the A-minus-rated Fallsington Elementary School and Charles H. Boehm Middle School. Pennsbury High School garners an A. Pennsbury High is also famed for an elaborate prom each year, which dates back over 75 years and has featured celebrity performers.
Fallsington Elementary School has a student-teacher ratio of 11-1.

Pennsylvania parks provide outdoor opportunities on land or water
The abundant watersheds in and around Falls Township allow for many recreational opportunities. “There are a bunch of parks in Falls Township and they all offer different things,” Mantwill says. “Quaker Penn Park has a boat ramp, so you can get into the Delaware River with a boat or jet ski.” The park also has sports fields and a pavilion. Bridge Street Golf has an 18-hole course.
Falls Township Community Park has a playground, skate park, fishing pier and sports fields, courts and rinks. Locals can launch watercraft from Van Sciver Lake’s boat ramps. The Delaware River runs along the south and east sides of the region, while Falls Township Lake and Ambadubus Lake are also located within the community.

A commercial corridor centered around Oxford Valley Road
The northwestern corner of Falls Township serves as a commercial hub. The Oxford Valley Mall has Macy’s and JCPenney, while Lincoln Plaza offers a Michaels and T.J. Maxx. The Court at Oxford Valley include Barnes & Noble, OfficeMax and BJ’s. “There are a bunch of different restaurants, both inside the mall area and outside,” Mantwill says. Most of them are chains, but there are some little, tavern-type bar restaurants.” Fritz’s Bakery is open for breakfast and lunch near the malls, while the Mill Creek Inn is a favorite for pub food and drinks on the south side. To the north of Falls Township, Dacey’s Pub has seafood and sandwiches, while the Bird’s Nest offers American classics. Grocery shoppers can go to the ShopRite of Fairless Hills or find everyday items at Walmart in Levittown.

Commuter options to Philadelphia and Trenton
With Philadelphia less than 30 miles southwest and Trenton under 10 miles away across the river, commuters often call Falls Township home. “It’s easy to get around because there are a lot of main roads in that area,” Mantwill says. “You’ve got easy access to the Pennsylvania Turnpike, Interstate 95 and Route 13, so it’s a good commuter location.” Route 1 runs through the northern part of the neighborhood. The Pennsylvania Turnpike is nearly 10 miles south.
SEPTA buses serve the north side. Jefferson Bucks Hospital sits under 10 miles west. Philadelphia International Airport is nearly 40 miles away. The Keystone Trade Center is a nearly-2,000-acre complex in development on the east side, while the NJ Transit Morrisville Yard offers more employment opportunities near Route 1.
Families can interact with beloved characters at Sesame Place
Just outside the northwest corner lies Sesame Place, the largest attraction in the area. The “Sesame Street”–themed amusement park has a water park, roller coasters, play equipment and more to visiting kids and families. Annual community events include Halloween in the Park, which features contests, activities and a movie showing at Falls Township Community Park each October. The park also hosts a Sunday summer concert series from June to September.
