Housing along the Waquoit Bay
In Waquoit Village, buyers might find a cedar-shingled Cape Cod in need of renovation priced between $400,000 and $500,000, but most listings start in the upper $600,000s and top out just over $3 million. Between $686,000 and $900,000, options might include late 1900s to early 2000s traditional-style houses with around 2,000 square feet of living space. Residences priced above $1 million may have larger square footage, lots over 1 acre or docks along the Moonakis or Seapit rivers. Lenders may require the purchase of flood insurance for homes that lie within flood zones.Exploring Washburn Island and kayaking along Moonakis River
People in Waquoit spend much of their free time on the water, either traveling through Waquoit Bay or relaxing on the nearby beaches. Washburn Island lies due south and is only reachable by water. “I grew up spending time over there,” says John Barrett, Realtor with Keller Williams Realty Cape Cod & Colonial Partners and longtime Cape Cod resident. “We would take our Whaler over and spend the night. It used to be a military training camp, but the war ended, and they left everything — huts, machine guns and jeeps.” The military remnants have since been removed, and the island is now managed by the state of Massachusetts. People still take their boats over to explore the island’s trails and rest on a hammock in the shade. Hikers also follow the marked trails around the Waquoit Bay National Estuarine Research Reserve, which lies on the north shore of the bay in Waquoit Village. The Margaret Doutt Preserve, also in Waquoit, is a 9-acre conservation area on the banks of Moonakis River. Kayakers can portage their boats past an old cranberry bog to the shore, then paddle north toward Mashpee or south into the bay. Beachgoers head to the eastern shore of the bay to relax in the sand at Callie’s Beach or Cousin’s Beach. South Cape Beach State Park, less than 6 miles south, offers miles of Vineyard Sound-front sandy beach. In nearby Mashpee, there are indoor recreation options, such as bowling and an escape room.A focus on environmental education in Falmouth Public Schools
Full-time residents can send their children to Falmouth Public Schools, a district that rates an A-minus on Niche. In 2024, FPS was honored as a Green Ribbon district by the U.S. Department of Education for its focus on environmental education. Second and sixth-grade students take field trips to Waquoit Bay National Estuarine Research Reserve, where they learn about erosion and pollution. In kindergarten through fourth grade, kids can attend East Falmouth Elementary School, which receives a B rating. After that, many transition to A-minus-rated Morse Pond School for fifth and sixth grades, and to the B-rated Lawrence School for seventh and eighth. Falmouth High School earns an A-minus. At FHS, students take a three-day course at the Marine Biological Laboratory in Woods Hole, where they participate in hands-on lab research. Some children opt to attend private school at Falmouth Academy, which offers seventh through 12th grades and earns an A-plus on Niche.Waquoit Bay summer science programs
Residents in search of seasonal events, parades and entertainment can drive west to Falmouth Village or east to Mashpee Commons. Both areas have a full calendar of family-friendly gatherings during the summer months, as well as a few holiday festivals throughout the rest of the year. In Waquoit, people can attend history lectures and nature walks at the Waquoit Bay Estuarine Research Reserve. The reserve also offers week-long summer science programs for children, where they can learn about environmental issues and use seine nets to collect samples of bay life to observe. The Waquoit Congregational Church, which was built in the 1800s, holds an annual bazaar each summer as well.Commuting from Waquoit
State Route 28 passes through Waquoit, linking drivers to towns around the cape. Many residents live in Waquoit seasonally or part-time. Some commute back and forth to their jobs in Boston or Providence, both around 70 miles away. With flights to New York and Washington, D.C. from Cape Cod Gateway Airport in Hyannis, some homeowners opt to travel to and from the cape by plane. There is a Cape Cod Regional Transit Authority bus stop just to the west of Waquoit, and CCRTA also offers a ride-hailing service called SmartDart for Falmouth residents.Specialty pizzas and karaoke at Moto Pizza
Waquoit’s dining options include Moonakis Café and Moto Pizza, both of which are on state Route 28. “There’s always a line at Moonakis Café,” Barrett says. “They make home-cooked food — it’s not like restaurant food. I usually get eggs and corned beef hash.” Moonakis has served the area since 1989, but Moto Pizza is a newer addition that has expanded into a small regional chain. Diners can top their hand-tossed crust with mozzarella cheese and pepperoni or opt for specialty pizzas, including a chicken and waffle-topped one and another with Baja-style street corn, Tapatio and cotija cheese. Waquoit Feed & Garden stocks bird seed, pet food and potting soil, but many residents do the majority of their shopping in either Mashpee Commons or Teaticket, which are 3 and 5 miles away, respectively. Another nearby attraction is Bad Martha Brewery, about 1 mile west of Waquoit, which serves craft beers and pizza. Both Moto Pizza and Bad Martha host regular evening events, such as performances by local bands and karaoke.Solutions for elevated nitrogen levels
Increases in nitrogen due to human activity have impacted many cape waterways. To better control the levels, towns around the cape have begun to switch from private septic to sewer systems. In Waquoit Bay, researchers and environmental groups regularly monitor the water quality and are using oysters as a natural solution to reduce algae growth and lower nitrogen.
