Why people move to Trilith

Trilith is home to one of the country’s largest film studios, earning it the nickname “Hollywood of the South.” While many creatives and entrepreneurs come for the work, they stay for the community’s Euro-inspired lifestyle. Every home sits within a block of a park, and the vibrant town square is filled with boutiques and upscale restaurants. It’s also an eco-conscious place, powered by a geothermal energy system. This combination of creativity and sustainability, along with highly ranked schools, makes Trilith one of the most desirable neighborhoods in Fayetteville and the greater Atlanta metro area.

Housing styles and prices

In Trilith, you’ll find everything from English-inspired cottages and Georgian-style homes to Scandinavian-influenced contemporary houses with tall ceilings and large windows. “Construction here didn’t start until 2018, and the neighborhood is still developing, so the homes are all brand-new,” says Josh Wilson, an assistant broker with Keller Williams who has sold several houses in the community. “But they’re also full of character, and you won’t find another neighborhood in the Atlanta area that looks like this.” The median sale price here is around $810,000, which is slightly above Fayetteville's median of about $750,000 and almost double Atlanta's median of roughly $425,000. Condo prices typically range from the mid-$600,000s to the upper $800,000s. Houses under 2,000 square feet tend to cost anywhere in the $700,000s, while larger homes usually land in the mid-$900,000s to the upper $1 millions.

Public and private schools in the area

Trilith is zoned for highly rated Fayette County Public Schools, like Cleveland Elementary School, Flat Rock Middle School and Sandy Creek High School. The community offers other education options, including The Forest School, a Montessori school serving students from prekindergarten through 12th grade. Utopian Academy for the Arts is a charter middle school with pathway programs in coding, media arts and animation.

How Trilith stays environmentally friendly

As one of the country’s largest geothermal communities, Trilith maintains a small environmental footprint. Homes are designed with high-efficiency plumbing and advanced insulation, and that eco-friendly focus extends outdoors. Half of Trilith is dedicated to green space, and 15 miles of trails wind through its wooded areas. “Houses in Trilith don’t have big lawns, so people are always walking to the playgrounds or going on jogs,” Wilson says. Some of the most popular recreation spots include:

  • Central Park, where kids can climb the playground and stroll around the small pond
  • Triangle Park, one of many pocket green spaces with benches and well-manicured plants
  • The Great Lawn, which has hosted everything from a 5K race to an Easter egg hunt
  • The resort-style Solea Pool, where residents gather for parties and to enjoy movie nights

What it’s like to live near Trilith Studios and Trilith LIVE

Over 30 sound stages make up Trilith Studios, which is a top filming location for Marvel movies. “I’ve heard stories about people seeing celebrities like Paul Rudd and Tom Holland walking around Trilith,” Wilson says. “But most people here are already in the entertainment industry, so it’s not as shocking as you would think.” The community is also home to Trilith LIVE, a performing arts venue with a 2,200-seat theater, more sound stages and a cinema. Concerts and plays can draw large crowds and sometimes back up traffic in the area. “That venue gets a lot of big-name performers, so people from Atlanta and all the surrounding suburbs will drive down,” Wilson says.

Shopping and dining in Trilith

Trilith’s town center has a coworking space, a wellness center and stores ranging from furniture showrooms to upscale clothing boutiques. The dining scene offers a wide range of food, including:

  • Lattes and hand pies at Woodstone
  • Sushi rolls and craft cocktails at Sensu
  • Wings, pizza and locally brewed beer at Amici
  • Steak and northern Italian pasta dishes at ENZO
Major grocery stores like Publix and Aldi are within 10 miles.

Getting to the airport and Downtown Atlanta

Interstate 85 is just a few miles away, making it easy to get around the rest of the Atlanta area. From Trilith, it’s about a 15-mile drive to Hartsfield-Jackson Atlanta International Airport and roughly 25 miles to Downtown Atlanta.
