Westover is a residential area in west Fayetteville, bordered by Fort Bragg to the north, I-295 to the west and shopping centers in the south. Fort Bragg, previously named Fort Bragg, is the largest military base in the world. The base had a growth spurt during World War II, and many soldiers who deployed to Vietnam were trained there. Homes were built to accommodate soldiers who wanted to live off-base but still be close by. Tony de la Vega and Kate Murphy are brokers and team leads with TIER One Real Estate with Coldwell Banker. Both moved to Fayetteville because of the military and have helped countless residents find homes throughout the city. “Post World War II, it became one of the first off-post residential areas,” Vega says. “There are residents that have lived in their homes since they were built, and they’ll live the rest of their lives there. The area has more rentals and investors buying properties.” Low housing prices, rental options and accessibility to Fort Bragg and shopping centers like Cross Creek Mall draw in new residents. The area is also 7 miles from downtown Fayetteville, making it easy to explore museums or attend annual events.

Cross Creek Mall, restaurants and army surplus stores
Westover residents are never far from restaurants and stores. Cross Creek Mall, the only mall in Fayetteville, is on Skibo Road, along with multiple shopping centers filled with chain restaurants and stores like Target. Luigi’s Italian Chophouse and Bar is a locally owned restaurant known for its dinner menu and wine selection. Residents have many grocery stores to choose from, including Food Lion and Sun Asian Supermarket. Yadkin Road leads up to Fort Bragg and is lined with Army surplus stores like General Jackson’s and Red Horse Military Surplus, but New Life Thrift Store on South Reilly Road has a broader selection of items. Mac’s Speed Shop offers a more laidback atmosphere with classic North Carolina barbeque and comfort sides for lunch and dinner. There are over 20 Asian restaurants within Westover, including Umami for ramen and fresh Japanese sushi rolls and Grilled Ginger for Vietnamese favorites like pho. Military members often stop into Westover restaurants to grab lunch, still dressed in uniform.

Homes from the 1960s and 1970s for sale or rent
The housing market throughout Fayetteville rises and falls as military members are assigned to and from Fort Bragg. “Most of the action happens from April to August, especially right before school starts,” Murphy says. “Things start to slow down around July.” Most homes in Westover are brick ranch-styles built in the 1960s and 1970s, though some are split-levels and contemporary homes from the 1980s with slanted roofs. The properties in the $150,000 to $250,000 range usually have three bedrooms, moderate yard space and paved driveways. Homes that sell for $150,000 or less require renovations, and investors often update properties at this price point before listing them as rentals. Amanda Wynn is broker of simpliHOM-Fayetteville, and she’s sold homes in the area since 2019. “Homes turn quickly,” Wynn says, “and there are a lot of rental and starter home opportunities there. Military members usually buy a home, keep it after they're reassigned, and rent it out.” Condos are available, primarily in the south half of the neighborhood, for $100,000 to $175,000. The largest and most expensive homes are closer to McFayden Lake, ranging from $250,000 to $400,000. Sidewalks are limited throughout the area, leading to smaller streets and wider yards, but that doesn’t stop residents from going on morning walks.

Quick commutes to base or downtown
Patriotism shows throughout Westover, even in road names like All American Freeway, the area’s main thoroughfare to Fort Bragg and downtown. Interstate 295 flows along the neighborhood’s west side, and the North Carolina Department of Transportation aims to complete construction on I-295's loop around Fayetteville to I-95 by 2026. The quicker route to I-95 will make traveling to Georgia or all the way to New York easier. Most churches line S. Reilly Road and Cliffdale Road, but there’s also Masjid Rassulullah off Yadkin Road. The Fayetteville Area System of Transit, known as FAST, has bus stops throughout Westover, connecting residents to downtown Fayetteville. When it comes to catching flights, Fayetteville Regional Airport is 10 miles southeast and provides daily service to Charlotte and Atlanta hub airports. Raleigh-Durham International Airport is roughly 70 miles north and offers more flight options throughout the country and abroad. Anyone who prefers to stay on the ground while traveling can book a trip through AMTRAK and catch the train at downtown’s Fayetteville Train Station, 7 miles from Westover.
FAST operates 18 bus routes throughout the Fayetteville area including Westover.
All American Freeway and I-295 border Westover to the east and north and are the main arteries to reach Fort Bragg.

Westover's sights, sounds and weather
Fort Bragg often holds training events for the Army and Marines. Westover residents can hear helicopters and jets flying overhead, and the explosions from field artillery exercises might sound like thunder and feel like small earthquakes. The noise often peaks when Marines from Camp Lejeune visit for training in the fall. Fayetteville experienced flooding from hurricanes in 2016, 2018 and 2024. Westover may not see much flooding, but roads leading to downtown and Fort Bragg may flood. Otherwise, Westover has humid summers and mild winters.
The largest retail area in Fayetteville is along Skibo Road on the east side of Westover.
Fayetteville is an Army town and patriotism runs deep.

Heading downtown for the Dogwood Festival or Woodpecker baseball games
Murphy says downtown Fayetteville always has something going on, from 10K runs to Woodpecker baseball games at Segra Stadium. Every April, downtown’s Festival Park and Hays Street transform into the Fayetteville Dogwood Festival, a free three-day event with carnival games, live music and food trucks. Thousands of people from across the city and beyond visit, and off-duty military members walk around or even perform in the 82nd Airborne Division All-American Band. Similar excitement continues at Festival Park with the Fayetteville After Five concert series in the summer and the Dogwood Fall Festival in October, also a three-day event with fall-themed activities, like hayrides and haunted tours of historic downtown areas.

Relaxing at lakes, parks or rec centers
Lake McFayden reaches up into Westover from its spot in the south, and the lake is reserved for young anglers 15 years old or younger. Adults can help set bait and reel in catches like bass and bluegills, but they are not allowed to fish. Lake Rim offers boating and fishing access 7 miles east, roughly 15 minutes when using I-295. For more outdoor recreation closer to home, there’s the Westover Recreation and Park. Seniors visit for walking and crafting groups, while younger residents join family gym time or run around the adjoining park. The Cliffdale Recreation Center neighbors Cliffdale Elementary School and houses the Fatal Attraction Dance Team and a small playground. Westover is a short drive from some of downtown Fayetteville’s most popular museums and community events. The Fayetteville History Museum hosts a weekly farmers market where local vendors sell fresh produce, flowers and handcrafted goods. The United States Army Airborne & Special Operations Museum is open year-round, and the Cool Spring Downtown District partners with the museum every September through November for the Field of Honor flag display honoring retired and active military members.

Achieving college credits at Westover High
Ponderosa Elementary School is ranked the highest in town with a B-minus from Niche, followed by Morgantown Road Elementary with a C-plus. Westover Middle School, earning a C-plus, and Westover High School, receiving a C, share a campus. Westover High is known for its football and basketball teams, but kids can also enroll in the Academy of Engineering Technologies or the Academy of Health Sciences Technology. Both four-year programs allow students to earn up to 15 hours of college credits. After high school, students can apply to Fayetteville Technical Community College, Methodist University or Fayetteville State University to learn close to home.
