Flower Mound's low property taxes, rising home values
Unlike many lake communities across the country, Lakeside is not packed with shoreline homes and private docks. It is centered on a planned shopping district reminiscent of an urban main street. Lakeside's townhomes, single-family residences and towering condo buildings that overlook the lake offer access to walkable, small-city amenities. Most homes in Lakeside evoke a vintage feel with Tudor-style elements like half-timbering detail, deep natural color palettes and intricate brickwork. Wide sidewalks flanked by young trees give the area a suburban touch, but smaller lots leave less room for private pools or patios. According to Kahley, interested homebuyers can expect prices to start around $700,000 and top off at $2 million for a spot near Lakeside Parkway. Heading west, a thick canopy of oak trees, and homes on larger lots offer a woodsy sense of privacy. Here, three-bedroom houses with 2,500 square feet of living space are listed for close to $900,000. A little farther north, the same price gets homebuyers a five-bedroom, 3,000-square-foot home in a traditional setting. "The value of the older neighborhoods has stayed really high, and I expect the same will happen with any new builds," Kahley says, noting that Flower Mound has some of the lowest property taxes in the entire Metroplex. But the tax rate isn't the only thing driving up home values: Homeowners of single-family residences who are in good standing with their taxes and other fees are eligible to apply for a $3,000 grant for home improvement projects that cost $20,000 or more.The sought-after Lewisville ISD
About a mile north of Northshore Park, Old Settlers Elementary School welcomes Lakeside's youngest learners into the Lewisville Independent School District. Old Settlers shares an A Niche score with Shadow Ridge Middle School. Students may then progress to Flower Mound High School, which proudly earns a grade of A-plus on Niche. The town's namesake is located only a few miles from Lakeside: a small, elevated portion of the Great American Black Land Prairie, often painted with pollinators and wildflowers. One thousand acres comprise Flower Mound's public parks. The town includes 30 playgrounds and over 75 miles of trail designated for hiking, biking and equestrians. "We are huge on our parks and arts in Flower Mound," Wise says. "The entirety of Flower Mound is planned to eventually connect all the parks. Outdoor enthusiasts will love that they can walk miles around the entire community without dealing with major roadways like the more urban parts of the Metroplex." Flower Mound hosts the Art Treasure Hunt Challenge, encouraging residents to search local parks for treasure boxes stocked with art supplies for specific projects. The finished pieces will then be featured on the Flower Mound town website. A patch of forest buffers homes from the shores of Lake Grapevine. While boating and fishing are common on the 8,000-acre lake, the 20-mile, dirt-packed and looping Northshore Trail is also well-loved by Lakeside residents. Grapevine Recreational Area is a golf-lovers paradise. It's home to 27 holes across well-maintained fairways near the waterfront. Farther inland is the interactive Lakewood Park, where an impressive contemporary playscape rises above the synthetic turf like an airplane control tower, with clear windows to keep an eye on the sky. "Our parks are themed, so we have an airplane and a firehouse-themed park," Wise adds. However, Heritage Park is the bread-and-butter of green spaces in Flower Mound. The park seems to have everything, including a disc golf course, splash pads, a playground and a Wildlife Encounter Trail that crosses ponds and waterfalls. Heritage Park also houses the Flower Mound Community Activity Center. Families enjoy its small outdoor water park and indoor pool, fitness center and gymnasiums, which includes a dance studio.Shopping and entertainment at The Shops at Lakeside and Grapevine Mills
Retail and restaurants are adjacent to the Lakeside Business District. The Shops at Lakeside is a meeting spot for a casual brunch or a date night. This strip of popular shops and restaurants accommodates pedestrians and motorists, with pockets of green space provide for shoppers and residents of the high-rise apartments atop the storefronts. After catching a movie at the Cinépolis Moviehouse, The Tavern is a few blocks away on Lakeside Parkway. Stop in for a cold brew and an order of signature beer-battered fries. For something more upscale, 1845's menu includes unique dishes such as fried quail and poblano pepper meatballs. Two miles north is Flower Mound Crossing, where shoppers can visit Walmart Neighborhood Market, a host of fast-casual eateries, pharmacies, fitness centers and auto repair shops, among other essentials. FM2499 leads from Lakeside to Grapevine Mills, a spot for big department stores and entertainment. The mall houses a LEGOLAND Discovery Center, aquarium and interactive Meow Wolf attraction.Small town events in Flower Mound
While Flower Mound isn't known for its lively events as much as its quiet atmosphere and excellent school district, small annual events still bring the community together. All events are family-friendly, such as the Christmas Parade and Tree Lighting Ceremony at the community center in Heritage Park or father-daughter dances throughout the year. The Flower Mound Senior Center offers weekly activities for those 50 and older, such as bocce ball and interest club meetings. The center also features a computer classroom where seniors can take technology classes and a community garden for those wanting to get their hands dirty. Lakeside DFW is within a few miles of major throughways like Texas 121 Frontage Road and Lakeside Parkway, which can take residents around the surrounding Metroplex. Grapevine is roughly 5 miles away, Dallas is 25 miles south and Fort Worth is 30 miles southwest. Private transportation is only available in and around Lakeside DFW, so residents often depend on motor vehicles. However, well-maintained sidewalks connect residential streets to all the parks, shops, restaurants and trails around Flower Mound. Residents can take FM2499 for 6 miles to reach Dallas Fort Worth International Airport. Immediate medical care is available at Texas Health Presbyterian Hospital Flower Mound and Medical City Lewisville, which are 4 and 7 miles away.Good to Know
Due to its location in the Denton and Elm Fork Trinity Watersheds, as well as proximity to Lake Grapevine, the Town of Flower Mound is subject to flooding after substantial rainfall. However, detailed prevention plans and regulations are in place and maintained by the United States Corps of Engineers.
