Flowery Branch, on the eastern edge of Lake Lanier, is a small city that is steadily growing. Just over 40 miles from Atlanta and a dozen from Gainesville, it’s home to over 10,000 residents, about double the population in 2010. Much of the city’s appeal comes from its walkable Old Town district, once a single-street railroad town. “Old Town still has this historic, quaint feeling to it, and locals go there all the time for events,” says Billy Johnson, a Realtor with Lantern Real Estate Group. “So, you’ve got all this new, exciting development, but you also get Old Town’s charm.”

Many residents commute to Atlanta or Gainesville for work, but Flowery Branch industries include manufacturing and education. Mars Wrigley operates a gum factory just north of town that can leave a sweet smell in the air.

Craftsman-style homes and a master-planned lake community

Homes in Flowery Branch have a median price of $440,000, slightly higher than nearby Gainesville and higher than the national median. In the city’s historic Old Town district, Craftsman-style homes date back to the late 1800s but rarely come on the market. Midcentury bungalows sit near Lake Lanier and tend to be expensive. Much of the city is filled with recently built homes and townhomes. “What’s great about these new houses is that there’s a lot more space in Flowery Branch, so they’re not built on top of each other like in other cities around Atlanta,” Johnson says. The master-planned community of Sterling on the Lake, less than 5 miles from downtown Flowery Branch, has several different neighborhoods, including an active adult community and the Preserve, with upscale estates.

I-985 leads to Gainesville and Atlanta

Interstate 985 is just east of the city and can take drivers around 10 miles north to Gainesville or about 45 miles south to Atlanta. Traffic to and from Atlanta can get congested. The closest airport is Hartsfield-Jackson Atlanta International Airport, about 53 miles away, which has nonstop service to many domestic and international destinations. There is no hospital within the Flowery Branch city limits, but the Northeast Georgia Medical Center in Gainesville is a 613-bed hospital and a level I trauma center.

Fishing and boating are popular on Lake Lanier

Lake Lanier is a popular destination for fishing, boating and jet skiing. More than 10 million people visit the 38,000-acre lake each year. Just south of downtown, the Flowery Branch Bay Park has a fishing pier, and boat ramps are available at neighboring Hideaway Bay Marina. Alberta Banks Park has pickleball courts and a baseball field. Only around 10 percent of Flowery Branch residents live within a 10-minute walk of a park. The city states a goal of building more parks in the Old Town area in its Flowery Branch 2041 comprehensive plan.

Old Town is filled with local flavor

The Old Town district retains its charm with its historic buildings and train tracks running nearby. Art and antique shops, cafes and restaurants like Antebellum, which serves contemporary Southern food in an 1890s-style house, draw locals and tourists. The Flowery Branch Farmers Market is around the corner on Railroad Avenue and runs year-round on Thursdays. A summer market is held from May through September and a winter market is held from October through April.

There are also a couple of casual waterfront eateries with lake views. Chain restaurants, supermarkets and big-box stores are mostly found along I-985, where Stonebridge Village shopping center has a Publix.

City events and training camp at Atlanta Falcons HQ

Old Town has museums like the Historic Train Depot, a renovated, late 19th-century building that doubles as a community center. The city regularly holds Flowery Branch Block Party events with food vendors and family-friendly activities. The Music in the Branch event series brings live music to downtown’s Flowery Branch Amphitheater on the first Sunday of every month from May to October.
