Local restaurants are across the street, so residents don't have to go far for a night out. Downtown Fort Smith is about 3 miles away.

Residential streets fan out from park
The streets of Sunnymede fan out from Victory Park, which sits at the base of the neighborhood. The oak, pine and myrtle trees becomes less dense on the streets further north. Wide driveways split off from the roads, leading to carports or garages. Most of the neighborhood consists of single-story houses, such as ranch-style homes and cottages, and most were built in the 1940s and 1950s. There are some split levels scattered throughout. Prices typically range from $100,000 to $175,000 for three- to four-bedroom homes. Properties that require renovation can range from $35,000 to $75,000.
According to the Federal Emergency Management Agency (FEMA), the northern part of Sunnymede is considered part of a Special Flood Hazard Area. Flood insurance is recommended and required for anyone with a federally backed mortgage. FEMA also says that Fort Smith has a relatively moderate risk of tornadoes. Most standard homeowner’s insurance policies cover wind and storm damage.

Like most of Fort Smith, Sunnymede is car dependent. The neighborhood is about 2 miles from three major thoroughfares: U.S. Route 64, Interstate 540 and State Route 22, or Rogers Avenue. Baptist Health – Fort Smith and Mercy Hospital Fort Smith are less than 5 miles away. Fort Smith Regional Airport is about a 5-mile drive and flights here only go to Dallas-Fort Worth International Airport. The Ebbing Air National Guard Base is next to the airport and will be the primary training site for F-35 pilots from U.S. and allied countries’ military - starting in late 2024. While the increased flights will create more noise in the city, it also promises to boost Fort Smith’s economy.

Victory Circle Park is a small park that anchors Sunnymede. A flagpole stands tall in the middle of the park, surrounded by plaques and benches. The nearby Martin Luther King Jr. Park is for more recreational use with a shaded playground and splash pad. Families can enroll in after-school and summer programs, music lessons, and athletics at the Fort Smith Boys & Girls Club. The Windsor Branch of the Fort Smith Public Library is less than 1 mile away and hosts Storytime and art classes. In Downtown Fort Smith, residents can visit the rotating exhibits at the Fort Smith Museum of History, including the evolution of Garrison Avenue from a military outpost.

Shopping and dining along North O Street
Nearby North O Street is lined with restaurants and shops. Los Canastos Bakery makes fresh pastries, like donuts and concha rellena, every morning. Delicias Hernandez is a Mexican restaurant with popular dishes including quesadilla de birria. Across the street is Al’s Pit Bar-B-Q, an independently owned drive-through. “I’ve heard people rave about this barbeque spot,” Morter says. Patrons can order at the window and eat at the picnic tables outside. It's about 3 miles to the Walmart Neighborhood Market, but local grocers such as Truong Son and Carniceria Guanatos are less than 1 mile away. Fresh produce can be found at downtown's Fort Smith Farmer’s Market every Saturday. Walmart Supercenter, Target and Lowe’s are all within 5 miles.

State fair and concert series nearby
The Arkansas-Oklahoma State Fair is held every fall, and is about 2 miles away from Sunnymede. Attendees can expect to see the standard state fair attractions, including carnival rides and live music. Sword swallowers, escape artists, and magicians show off their tricks. There is even a little country flair, with bull riding, livestock shows and auctions. In 2024, it was estimated that over 135,000 people attended the fair.
On Friday nights in the spring and fall, people can attend a free concert on the banks of the Arkansas River at the Levitt Amp Fort Smith Music Series. Local dance groups and organizations perform before the headliner. There are often vendors selling food and crafts.
