Stitched along the hem of Fort Wayne, Hickory Grove is a small neighborhood that sits just between city and country. Nearby grassy fields quickly transform into vast acres of farmland to the south. To the north, a mixture of grid-like streets and cul de sacs creep along Lafayatte Street toward Downtown Fort Wayne. “People in Hickory Grove are inter-city but close to the outskirts,” says Realtor Jennifer Camperman-Bradford of American Dream Team Real Estate Brokers. “You are a few minutes from the hustle and bustle of Downtown Fort Wayne.” A short hop west onto Lafayette Street launches locals north into Downtown for a straightforward, speedy work commute. “Many people like this area because they’re far enough away from the city but also close enough,” says Camperman-Bradford. “It’s still right by the highway or interstate, and you’re still in proximity to Downtown Fort Wayne.”

Predictable and affordable single-family homes in Hickory Grove
Typically, Hickory Grove buyers can find a three-bedroom, 1,300-square-foot home for around $120,000 to $130,000. According to Camperman-Bradford, homes that require some “cosmetic love” list for $100,000, while those valued at $200,000 are generally fully remodeled. “Hickory Grove has an eclectic mix of people who have lived there for 40 years and those who have moved there since 2018,” says Camperman-Bradford, who notes there was a lot of movement pre-pandemic, which has since come to a halt. “Now, there’s a standstill because there are original homeowners or people who have bought in the past five years and are staying put.” Only one house entered the market in the past year, and real estate usually sells within three days of listing. However, the mix in homeownership has seen an improvement in curb appeal and floor plans. “As older generations are moving out, younger ones are moving in and breathing new life into the homes,” says Camperman-Bradford.

A day is best spent at Tillman Park and all the surrounding amenities
Hickory Grove resident make the most of their semi-rural backyard by spending time at one of the area’s biggest green spaces: Tillman Park. Known for its championship caliber disc golf course and eight tennis courts, this park has sporty activities for all ages. Beyond that, there’s the Donald Ross Golf Club, which is open to the public. On the other side of the river, folks can catch their breath after a hike and pitch a tent at River Camp, provided they booked a spot ahead of time. Hickory Grove has plenty of indoor venues to experience as well. Safety Village is an essential spot for family fun that also adds an educational twist. “Anyone who has been in Fort Wayne for some time has probably taken their kids to Safety Village,” Camperman-Bradford says of the artificial town designed to teach road safety. “It’s a great community place for people to utilize, not just schools.” The town’s streets are equipped with engaging signs and stoplights that kids can interact with as they zoom along in miniature cars. Additional attractions for all ages in the area include nearby golf cart tracks and one of the most popular bowling alleys in Fort Wayne, Thunderbowl #1.

Southwick Elementary serves prekindergarten through second grade and feeds into Prince Chapman Academy for third through sixth graders. Each school gets a B-plus and a C-plus, respectively.
