When considering what sets the Old Brook Farm neighborhood apart from others in this suburban pocket of Northeast Fort Wayne, Shawn Browning, a Realtor with ERA Crossroads who lives there, says, “It comes down to value. Homes here are a little larger, so they’re a little more expensive, but you get a lot of house for your money. We’re still in the top tier of the most inexpensive places to live. I’ve traveled everywhere and couldn’t find anywhere I liked better.” Combine value with a peaceful suburban setting 7 miles outside of downtown, easy access to interstates and plentiful shopping, parks and entertainment, and it’s easy to see why Browning and his neighbors are happy to call Old Brook Farm home.
A 'burb with big backyards
Old Brook Farm does have higher prices than surrounding neighborhoods with a median list price of $265,000. But what homebuyers get for their money is a range of well-kept homes in colonial and farmhouse styles with some tri-level and single-level ranch homes. Homes range from the high $100,000s to over $300,000 with an average price of $88 per square foot, significantly less than Indiana’s average of $139 per square foot. Most homes offer three to five bedrooms and up to 3,000 square feet. Browning also says, “We’ve seen a lot of younger families with kids moving in over the last few years.” Old Brook Farm's large lots make a good option for these families as backyards offer ample space for kids’ playsets, patios and decks.
