This suburban neighborhood, 6 miles northeast of downtown Fort Wayne, sits under the dense cover of regal oaks that create a peaceful, forest-like feel. Beneath these aged sentinels, large, tidy lawns thrive in the shade or gather leaves in the fall, and well-kept midcentury homes sit at the end of deep driveways. Enticing images, but something more pulls homebuyers to Royal Oaks — value. Homes in Royal Oaks have a median list price of around $200,000, and Shawn Browning, a local resident and Realtor with ERA Crossroads, says, "More and more people are coming to this area because it's so affordable. There's just value here as a whole."

Midcentury homes, from modest to modern

Built between the 1950s and '70s, homes in Royal Oaks have been well-maintained overall, with some remaining modest and others featuring modern upgrades. The western part of the neighborhood leans toward simple Cape Cod and ranch styles, colonials, split levels and prairie-style ramblers. With three or four bedrooms and 1,300 to 2,500 square feet, these homes list between $135,000 and $200,000, depending on their size and condition. To the east, across a broad swath of woodland, is the Bohde Grove addition. Homes and lots are larger, and architecture becomes more eclectic with the addition of Dutch Colonials, midcentury moderns and Greek Revivals. These homes average closer to $250,000, and a fully updated home with four bedrooms, 3,000 square feet and a half-acre lot might sell for $300,000.

A lottery for learning

Families have a choice regarding schooling because the Fort Wayne Community School System offers a lottery program allowing students to attend non-zoned schools. In Royal Oaks, zoned schools to the west include Harris Elementary School, a B-minus-rated school by Niche, and Lane Middle School, a C-rated school. R. Nelson Snider High School completes the circuit with a B-rating and a celebrated athletic program. Bohde Grove students are assigned to Shambaugh Elementary, which earns a B-minus, and C-plus-rated Jefferson Middle School offers athletic, Anime and academic clubs. When it comes to amenities, Royal Oaks is flush. "Within 5 or 6 miles, we have two Walmarts, Costco, Kroger, Target, Meijer, and Glenbrook Square Mall. You can find anything you want close by," says Browning. Kroger and Target anchor shopping centers at the neighborhood's eastern corners, making them walkable for many. Folks can also dine around the globe with Japanese cuisine at Kyoto, classic Italian at Casa Grille Italiano or authentic Mexican at Los Tacos Paco. And for anyone not afraid to dig in and get some sauce on their chin, Browning calls Shigs in Pit BBQ & Brews "the most popular barbecue spot in town." Residents also take comfort in nearby medical facilities, including the Parkview Physicians Group by Kroger on St. Joe Center Road.

Royal Oaks is bordered by three major thoroughfares. St. Joe Center Road and Stellhorn Road run east-west and offer a straight shot to I-469 or I-69, and Maplecrest Road provides north-south mobility. Browning says, "I can be downtown in 15 minutes or anywhere in Fort Wayne in 30 minutes or less." And if folks want to get out of town altogether, Fort Wayne International Airport is 15 miles south.

Weekend activities for all ages

The streets of Royal Oaks may be tranquil, but local activities keep folks on the go. Kids keep busy at Science Central, a hands-on science center, or the Fort Wayne Zoo, both 6 miles away. Grown-ups can enjoy a refined evening at the Fort Wayne Philharmonic Center 2 miles away or find local laughs at the nearby Summit City Comedy Club. Fort Wayne also hosts events and festivals year-round.
