Alpha Ranch offers top schools, proximity to jobs in the Alliance area
Alpha Ranch is a new master-planned community by developer Centurion American in the Alliance area of north Fort Worth. Initial homes have been built between Elizabeth Creek and state Highway 114 in the Denton County portion of the city. In total, around 4,000 homes are planned across more than 1,800 acres. The community is served by the highly rated Northwest Independent School District, and it is located near a major Metroplex employment center.
Contemporary homes are part of a district that funds infrastructure
Centex Homes, a division of PulteGroup, Inc., and D.R. Horton are among the builders involved in development of the community. Early phases feature a mix of contemporary offerings in walkable subdivision settings. Lakefront options are available. Driveways and attached garages are standard features of these homes. Their brick construction is part of energy-efficient design that helps keep utility bills down throughout the year. Prices typically range from the low $300,000s to the low $400,000s. The community is governed by the Alpha Ranch Water Control & Improvement District, which funds:

The Alpha Ranch district is not the same as a Municipal Utility District, but, like a MUD, the improvement district can levy taxes. These additional costs appear on homeowners’ annual property tax bills. Monthly HOA fees of early-phase homes range from $42 to $58.
Community is served by Northwest Independent School District
The community’s younger students can attend Prairie View Elementary and Chisholm Trail Middle School, both about 7 miles away. Highly rated Northwest High School, the district’s flagship institution, is about 5 miles away. Anticipating continued growth, the Northwest Independent School District plans to build new schools in the community.
Students can apply for transfers to different schools within the district. Northwest ISD typically doesn’t allow transfers outside of the district.
Transportation and logistics hub at the nearby Alliance airport
It’s about a 10-mile commute from Alpha Ranch to Fort Worth Alliance Airport, which is a major transportation and logistics hub anchored by its Amazon air cargo facility. The airport is located along Interstate 35 West, but residents can take back roads to get there and avoid potential delays. It’s about 25 miles to downtown Fort Worth. Commuters can hop on nearby U.S. 287 for much of the trip and only travel about 10 miles on I-35. Denton is also about 25 miles away via I-35.
Amenities to be added as development continues
There’s a playground in the Elizabeth Creek section of the community. Information on overall amenities is expected to be released as residential development advances. It’s a quick trip along Highway 114 to Harriet Creek Ranch Park, which offers a playground and trails. Also just a short drive away is Texas Motor Speedway, which hosts an annual NASCAR weekend and other race-related events throughout the year. Haslet Community Park, the Haslet Community Center and The Golf Club at Champions Circle are other area destinations. Eagle Mountain Lake is about 20 miles away.
Tanger Outlets Fort Worth, restaurants are about 4 miles away
Infrastructure lags behind industrial development in the Alliance area, so shopping and dining require driving to more crowded areas near commercial corridors. Tanger Outlets Fort Worth is a large open-air mall just off I-35 about 4 miles away. Nearby chain restaurants include Olive Garden, Portillo’s and Cracker Barrel. Walmart offers one-stop shopping along U.S. 287, but it’s about 10 miles away.
