Westcliff offers midcentury homes and access to Fort Worth amenities. The community is located next to Texas Christian University, a top-rated, private Christian college with approximately 13,000 students enrolled in 2025. "It's close to campus, so people can walk to football and basketball games, or even tailgate in their front yards," says Realtor Thurman Schweitzer with Briggs Freeman Sotheby's International. Westcliff also sits near an extensive greenbelt and several parks, a draw for people who enjoy the outdoors. Schweitzer notes that these parks are part of the Trinity Trail System, which spans across Fort Worth. Nearby highways provide access to communities around the Dallas-Fort Worth Metroplex, and students attend highly rated schools, such as Paschal High.

Eclectic 20th-century homes with varied pricing

Westcliff is a suburb that developed between the early and mid-20th century. "There are mostly 1950s suburban style homes, but it's quite developed now, and people walk the neighborhood," Schweitzer says. The community mainly consists of densely built houses set back from winding roads. Tidy front yards are lined with oak, mesquite and pine trees, and backyards are often large enough for patio-lined pools. There's an eclectic mix of housing styles. Buyers will find ranch-style and Craftsman-style houses situated across from Cape Cod, Tudor Revival and midcentury modern homes. Prices here largely depend on the level of updates completed but typically range between $350,000 and $725,000. Near South Hulen Street, several condo buildings are located, with units priced between $150,000 and $325,000. There's also some student housing near Berry Street. "That's the neighborhood's dividing line; there's more student housing on one side of Berry, and more alumni, faculty and families live on the other," Schweitzer says.

Students may attend B-rated Fort Worth ISD schools

Fort Worth Independent School District serves over 70,000 students and earns an overall B-minus rating from Niche. Students may attend B-rated Westcliff Elementary, B-rated McLean Middle and B-plus-rated Paschal High. Greenbelt connects residents to parks and the Trinity River

There are several ways to enjoy the outdoors in Westcliff. There's a greenbelt that runs through the western half of the neighborhood, including three linear green spaces: Overton, Hartwood and Foster Parks. These parks offer playgrounds, tennis courts and shady picnic areas. The parks are connected through a paved trail system spanning over 3 miles and connect to the multi-use Fort Worth Branch of the Trinity Trail. The trail overlooks the Clear Fork Trinity River and runs about 6 miles northeast to Trinity Park in the heart of Fort Worth. The Trinity River also features a scenic rock bridge and spots for fishing brown and rainbow trout. Other recreational spaces near Westcliff include the Colonial Country Club, the Fort Worth Zoo and Forest Park, which features a large swimming pool with a designated kids' section. Residents can also go boating or paddling at Benbrook Lake, less than 10 miles from Westcliff.

Shopping plazas and restaurants are minutes from Westcliff

Westcliff borders a large commercial area surrounding Interstate 20 and the Chisolm Toll Parkway. Residents have access to several shopping plazas in the area. Overton Park Plaza features clothing stores and home goods stores, while Hulen Mall offers department stores and classic retail chains. Across the Parkway, City View Towne Crossing features big-box stores like Costco and Target. There's a mix of restaurants around here, including unfussy chains like In-N-Out Burger and Torchy's Tacos, as well as locally owned eateries like Cousins BBQ. Northwest of the neighborhood, there's a Trader Joe's and a Whole Foods Market. Nearby, The Shops at Clearfork is an upscale plaza featuring an AMC movie theater and elegant bistros, such as Plank Provisions. In Westcliff's southwestern corner is an Albertson’s grocery store. More dining, retail and entertainment is available in Downtown Fort Worth, less than 8 miles away.

Nearby highways connect to downtown and transit hubs

The neighborhood has walkable areas, but it is mostly car dependent. Several major thoroughfares surround Westcliff, including Interstate 20, Texas State Highway 183 and the Chisholm Trail Parkway, a toll road. These connect to larger communities across the Metroplex, as well as Interstates 820, 30 and 35W. Downtown Arlington is about 20 miles west, and Downtown Dallas is around 40 miles west. Approximately 6 miles northwest is a Trinity Railway Express station that serves as a transportation hub, bringing residents to the Dallas-Fort Worth International Airport. This major airline hub is around 30 miles from Westcliff. The nearest hospital is Medical City Fort Worth, less than 5 miles away.
