A close-knit atmosphere close to the city

The residential streets of Frederick are quiet and lined with well-maintained sidewalks, providing walkability to pocket parks and, for some residents, public schools. “Frederick is part of what locals call the larger Carbon Valley community that also includes Firestone and Dacono,” says Jenny Hart, a local Realtor with Keller Williams. “It’s a close-knit area where people know their neighbors. We have a rural feel but are just about 30 minutes from Denver, Fort Collins and Boulder, so it’s a great area for those want a quieter community with easy access to the city.”

Housing costs and property sizes

Near the center of town, many bungalows and small ranch-style homes were built between 1900 and 1930, while newer builds make up most of the surrounding subdivisions. Modern traditional homes, craftsman-style builds and Colonial Revivals are common, and most houses sit on lots of a quarter-acre or less, with a few multi-acre lots amid the area’s farmland. “A lot of people move to Frederick for the affordability,” says Shonta Rea, a real estate agent with Home Smart Realty who lives in town. “You can get more square footage and land for your buck here compared to suburbs closer to downtown Denver.” Single-family homes range from the low $200,000s to around $1.5 million dollars, with price tags increasing with square footage and property size. Manufactured homes range from the low $100,000 to the mid $300,000, while townhouses start in the upper $100,000s and reach the upper $400,000s.

A growing population and market

Frederick is home to around 18,000 residents, according to U.S. Census Bureau data, a number that has more than doubled since 2010. With this growth, numerous new subdivisions have been developed over the past decade, with recent additions including Carriage Hills, Silverstone and Hidden Creek.

Public and private schooling options

The town is served by the highly rated St. Vrain Valley School District, with most students starting at Thunder Valley K-8. Frederick High School partners with the University of Colorado Denver for its concurrent enrollment courses and offers a Biomedical Science Academy for students interested in pursuing a career path in the healthcare industry. Nearby charter and private schools include Carbon Valley Academy, Firestone Charter Academy and Longmont Christian School.

Local amenities and businesses

While Frederick is largely residential, small businesses can be found throughout the area, with Fifth Street serving as the primary commercial corridor. During a trip out, you can:

  • Savor southern comfort food at Georgia Boys BBQ
  • Grab a cup of Joe at MeCo Coffee
  • Pick up groceries at the nearby King Soopers
It’s common to run into people you know while in town, with a rural, small-town atmosphere prevailing despite the community’s growth. “One of the reasons I’ve stayed here over the years is the warm community feel,” says Hart. “Most people know their neighbors. I am friends with my hairdresser and know the waitresses at the restaurants in town. It’s just the kind of area where people stop to say hello and open doors for one another.”

Open green spaces and pocket parks are in most of the community's subdivisions, often including playgrounds, picnic tables and athletic facilities. Golfers can practice their swing at the Saddleback Golf Course or the Bella Rosa Golf Course. The 126-acre Frederick Recreation Area is one of the area’s most popular spots for enjoying the outdoors, with about 3 miles of trails surrounding the Milavec Reservoir. The snow-capped Rocky Mountains can be seen from many corners of Frederick, and you can reach some of the range’s Boulder-area hiking trails in around 40 minutes. “Wherever you are in town, you have beautiful views,” Rea says. “And easy access to Rocky Mountain National Park is a huge plus.”
