Alexander’s Crossing sits in an amenity-filled area of Fredericksburg

Alexander’s Crossing combines residential comforts with access to daily conveniences along the Interstate 95 corridor in Fredericksburg. The master-planned community includes hundreds of generously sized townhomes with three-level floor plans and attached garages. On-site amenities include multiple parks and a pickleball pavilion. When you have to leave home, you’ll find a major employer in Spotsylvania Regional Medical Center and the jam-packed Cosner’s Corner shopping and dining district within 2 miles. A nearby Virginia Railway Express commuter rail station and I-95 assist commutes through the rest of the job-rich region.

Townhomes come with three-plus bedrooms and include lawn care

The Alexander’s Crossing community includes nearly 400 relatively recently built townhouses. The properties include a variety of floor plans designed by developer Ryan Homes, starting at 1,916 square feet, but many options are well over 2,000 square feet. “Most of them have a main-level bedroom. That’s been a huge selling feature,” says Sherry Daminski, who’s an owner and broker of 1 Percent Lists Virginia Real Estate and has over two decades of industry experience. At least three bedrooms and two bathrooms are standard, along with features such as quartz countertops and hard-surface flooring. Properties sit along sidewalk-lined streets, and the HOA covers lawn maintenance.

Current townhomes in Alexander’s Crossing sell for prices from the lower to upper $400,000s, with HOA fees around $70 per month. The neighboring Alta Cosner complex adds 363 apartment units to the community, and the overall Alexander’s Crossing project is projected to one day have over 2,600 units.

Which public schools area students may attend

Kids in the neighborhood can attend schools in the Spotsylvania County Public Schools system. Young students may start at Riverview Elementary, which is next door to Thornburg Middle School about 7 miles away. Both Riverview and Thornburg offer after-school activities. Older students in the area can attend Massaponax High School, which is 5 miles away and has a list of extracurricular opportunities ranging from a debate club and team to an esports club.

Parks and other outdoor activities in and around Alexander’s Crossing

Green space is built into Alexander’s Crossing, including four parks. Among the choices is Dean Reid Park, which features play areas for the kids. There’s also a three-court pickleball area, a putting green and spots to play cornhole. You can access additional recreational attractions in the surrounding areas, including options like:

  • Patriot Park, a 131-acre expanse by the Ron Rosner Family YMCA with several athletic fields, a pair of basketball courts, a 3-mile trail and an amphitheater
  • Lee’s Hill Golf Club, an 18-hole course that’s open to the public and includes a practice area
  • Ni River Trail, a wooded path whose nearly 3-mile Salamander Loop is accessible across from Massaponax High

Transportation options include the neighboring highway and a rail line

The Alexander’s Crossing area’s location by I-95 is a boon for those who need to commute closer to Washington, D.C., for work. However, the community’s proximity to Spotsylvania Regional Medical Center has been a draw for some. “The hospital is right there,” Daminski says. “There’s a lot of health care workers moving into that community.” The 133-bed medical center is less than a mile from Alexander’s Crossing. The Virginia Railway Express Spotsylvania Station is also just about 5 miles away, part of a commuter rail line that riders can take into areas such as Woodbridge, Alexandria, Crystal City and Washington, D.C.

Cosner’s Corner takes care of everyday essentials

Cosner’s Corner, a 350-acre mixed-use development, is roughly 2 miles from Alexander’s Crossing and can cover just about all of your everyday retail and dining needs. The plaza is home to stores such as Publix, Target, Marshalls, Ross Dress for Less, Petsmart and Dollar Tree. Restaurants in Cosner’s Corner include familiar chains like Starbucks, Panera Bread, Sonic Drive-In, Five Guys and First Watch, plus some locally owned spots such as:

  • Hope Heroes Southern Kitchen, which specializes in brunch and Southern-style lunch combos, offers meals to those facing food insecurity and donates 3% to 5% of its profits to The Hub of Hope nonprofit to fight food insecurity further.
  • Mexico Palace, where you can dine on traditional Mexican dishes, from tamales to enchiladas suizas.
  • Gourmeltz, which is a 1990s-themed bar and restaurant serving a variety of grilled cheese melts, stuffed with everything from buffalo chicken to pulled pork.
