Lee’s Hill is where contemporary homes, community and convenience converge. “Lee’s Hill is a community-rich, master-planned development,” says Tracey Farmer, Realtor with Century 21 Redwood Realty and a local expert in Spotsylvania County real estate. “They have a wide array of amenities and activities. It’s the closest neighborhood to the Spotsylvania VRE station, it’s close to restaurants and shopping, and there’s a public golf course, two pools, walking trails, and a playground.”
Construction in the neighborhood began in the mid-1990s, and development has been consistent ever since; some new builds are still underway. The neighborhood comprises multiple subdivisions with various home types, including single-family homes, two and three-story town houses, and villa-style one-level patio homes. Prices range depending on house type, age, and condition; a three-bedroom townhouse starts around $250,000, while a five-bedroom single-family home with a two-car garage could go as high as $625,000. Down winding, well-planned streets, home hunters will find tidy lawns, matching mailboxes, mature trees, and plenty of cul-de-sacs.
Lee’s Hill students attend Spotsylvania County Public Schools, like Lee Hill Elementary School, rated B-minus by Niche, Thornburg Middle School, rated C, and Massaponax High School, rated B-minus. Massaponax High offers a four-year Commonwealth Governor’s School program, a challenging course of study where highly motivated students spend half a day at their regular high school and half a day at their assigned Commonwealth Governor’s School site. Post-secondary students can attend — and walk to, in some cases — Germanna Community College, located within the neighborhood.
Lee’s Hill Golf Club is the focal point of the neighborhood. Residents can join as a member or pay as they go for tee times. The 18-hole course is set among the area’s woods and wetlands, offering a peaceful retreat right in resident’s backyards. If golf isn’t your game, Lee Hill Park is also in the neighborhood. At 20 acres, this is the place to go to toss a ball or bring the kids or pup to burn off some energy on the weekends. The Lee’s Hill Community Center is one hub in the neighborhood featuring a pool, playground and tennis courts. There are also plenty of community events throughout the year to keep residents busy, like movie nights at the pool, community yard sales and golf tournaments. According to Farmer, the homeowners association also regularly brings food trucks out to the neighborhood.
From the neighborhood’s main entrance, homeowners are only 1.5 miles from Cosner’s Corner, a shopping development where you can get all the essentials — and then some. Get your groceries at Publix, and do a little shopping at Target, Marshalls, Five Below and Ross. The dining scene consists of chains like Panera Bread, Sonic and Arby’s, and locally-owned restaurants. Gourmeltz began as a food truck with a not-your-Grandma’s-grilled-cheese concept that now offers a full menu of mouthwatering apps, salads, sandwiches, and desserts. Taste of Spice is a highly-rated fine-dining restaurant serving up traditional Indian fare like Vegetable Biryani and Tandoori Chicken. Of course, the shops and restaurants in historic Downtown Fredericksburg are always a 10-mile drive away when you have a little more time to spare. Spotsylvania Town Center and Central Park Plaza, boasting more than 250 additional restaurants and retailers combined, are about 7 miles away.
Other important things of note: The nearest major airports, Washington Reagan National Airport and Richmond International Airport are both about 50 miles away. The nearest hospital, Spotsylvania Regional Hospital, borders the neighborhood, and primary care and other medical facilities surround it; the Children’s Hospital of Richmond at VCU also has a multispecialty center nearby. As for transportation, commuters are about 4 miles from the Virginia Railway Express, known locally as the VRE, which runs to DC’s Union Station. The on/off ramp to Interstate 95 is only 2 miles away. If a master-planned community “peaks” your interest, put Lee’s Hill at the top of your list.
