Locals move to Hazel Heights for its quiet suburbs and convenient location in Northwest Gainesville. "Hazel Heights is ideal for young students who went to the University of Florida and have decided to stay, or young professionals and faculty for the university," says Rocky Lyon, a Realtor with Pepine Realty who sells in the neighborhood. The area is bound to the south and east by major thoroughfares that lead to public parks and shopping plazas. The community also contains several remodeled homes from the second half of the 20th century, most entering the market in move-in-ready condition.

A suburb with 20th century homes and Hogtown Creek
Hazel Heights contains single-story homes constructed between the 1960s and 1970s, though a few late 20th-century houses are also available. Many residences have pine and palm trees in front yards and pools in the back. Most developments do not have homeowners' associations, including the Timberbrooke and Kylebrook subdivisions. The Cedar Creek Subdivision is a deed-restricted community containing townhouses from the 1980s and 1990s. "You can get a $200,000 price point for a home that's already remodeled," Lyon says. "A lot of investors come in and remodel, so some of these properties are beautiful." Home prices can range between $200,000 and $320,000. Hogtown Creek flows through the neighborhood, but most homes are not at risk of flooding.

Students attend the top-performing Gainesville High
Students can attend C.W. Norton Elementary, which has a B grade from Niche. Westwood Middle earns a B-plus and offers a technology program for students. Gainesville High is among the top high schools in the county, receiving an A grade from Niche. The school provides career academy magnet programs in health and education.
Westwood Middle School was recently renovated to make room for more students.

Getting in and around Hazel Heights
The Bahá'í Center of Gainesville sits in the north, offering Sunday services and dinners every other Friday. Bus routes line the neighborhood's outskirts along 39th Avenue and 13th Street, a major thoroughfare in the city. The roadway intersects University Avenue and the edge of UF's main campus, about 3 miles away. Roadways near the campus experience higher traffic than other parts of the city. "The university is less than 15 minutes away but far enough that you're not getting all the traffic," Lyon says. "It can get busy during the semester." The closest Interstate 75 interchange is about 7 miles west.
Between a preserve and local park
Hogtown Creek Headwaters Nature Park sits on 82 acres of flatlands and watersheds. The grounds feature loop trails, playgrounds and outdoor gym equipment for adults. Leashed dogs are welcome at this popular outdoor greenspace suited for birdwatching. The onsite nature center hosts youth programs like Music and Movement as well as Bilingual Story Time at the Park. Greentree Park, to the south, has the Kiwanis Challenge Playground and fields for youth softball and baseball leagues.

Shopping on 13th Street and NW 39th
At the intersection of NW 39th Avenue and 13th Street are shopping plazas containing Publix and ALDI supermarkets. The retail area also has the Shores Animal Hospital and dining spots like Samurai Japanese Steakhouse and Sushi Bar. Shoppers also take to 13th Street to visit Walmart Supercenter and Home Depot, about 3 miles away. On Saturdays, local vendors gather at the Alachua County Farmers' Market to sell fresh produce, houseplants and baked goods.
