The established neighborhood of Lincoln Estates
Lincoln Estates is a small but established neighborhood that’s only a couple miles from the college bustle of downtown Gainesville. It predates the development wave Gainesville experienced at the start of the 21st century and offers well-priced midcentury homes close to one of the area’s top-rated high schools.“ I think our community embraces the college crowd, but if you need a little separation, you don’t have to go far,” says Relocation Specialist Autumn Doughton, a Florida native who works for Bosshardt Realty Services. “The college students kind of stay in their little bubble. Communities like this are just far enough to be out of the way.”
Lincoln Estates was built in 5 sections between 1960 and 1978, and contains about 600 homes.

There isn’t much architectural variation in Lincoln Estates. Most residences are midcentury ranch styles that line the narrow tree-shaded streets. But there are pops of individual character through things like brightly painted shutters, front porch decorations and other small touches. Most homes in Lincoln Estates sell between $150,000 and $250,000, which is around $100,000 lower than in Gainesville. “Our cost of living is lower than many nearby cities, mostly due to the college. We try to keep our housing as affordable as possible, especially in older neighborhoods,” Doughton says. The neighborhood has a CAP Index Crime Score of 5 out of 10, with 4 being the national average.

Exploring Butler Plaza
Residents of Lincoln Estates are within 2 miles, or a 10-minute drive, to the boutique shops, local eateries and entertainment options that flank Gainesville’s Main Street and University Boulevard. There’s a huge shopping area near Interstate 75 about 7 miles west of the neighborhood — one of the largest in Florida. “When I say everyone goes to Butler Plaza, I mean everyone. It’s the most trafficked outdoor plaza in Florida with over 2 million square feet of retail space,” says Craig Wilburn, a Realtor of 22 years working with Keller Williams Gainesville. “Groceries, luxury shops, whatever, they have it.”
Lincoln Estate diners are not far from the many options in downtown Gainesville, including the always busy Dragonfly.

Eastside High School gets top marks
Lincoln Estates falls under Alachua County Public Schools. Students can start at nearby Joseph Williams Elementary School, which earns a B-minus grade on Niche, and move on to B-rated Abraham Lincoln Middle School. Eastside High School gets an A-minus grade on Niche and has two magnet programs: the Institute of Culinary Arts and an International Baccalaureate program. It also offers just over 40 clubs for students to join, ranging from 3D Printing and Culture Club to the National Society for Black Engineers.

Getting outdoors at TB McPherson Recreation Complex
Located just outside of the neighborhood, 35-acre Lincoln Park offers a playground, baseball and softball fields and an updated picnic pavilion with grills. Less than a mile south of Lincoln Estates, TB McPherson Recreation Complex features the same amenities plus tennis courts, a walking trail and outdoor fitness stations.
T.B. McPherson Park is a community hub in Gainesville that offers a range of services and programs for local residents.

Public transport along 15th Street and Eighth Avenue
Bordering the neighborhood’s east side is 15th Street, which runs north for about a mile to Florida State Roads 24 and 20. State Road 24 travels about 7 miles east before intersecting with I- 75. Gainesville Regional Transit System provides bus service on 15th Street and Eighth Avenue.
