Bordered by the Atlantic Ocean, the township of Galloway is a long-standing community in Atlantic County, South Jersey. Home to roughly 34,000 residents, Galloway has experienced significant residential growth in the 21st century. Outdoor recreation is a cornerstone of life here, and it has several modern amenities that have contributed to its rapid population growth. "It's in such a great location, because you're not in the midst of the tourism crowd, but you're close to the beach, the expressway, things like that," says Angela Desch, a Realtor with Keller Williams who's been helping homebuyers in South Jersey for over 20 years. "I think people used to move to Galloway just for beach proximity, but then Stockton University came in, along with AtlantiCare campuses. Here, you get the marine life and some older, quaint areas, but also a new college and medical centers."

Water activities and golf courses shape outdoor life in Galloway

Perched at the edge of the Atlantic Ocean and threaded with several different bodies of water, outdoor recreation in Galloway is diverse and abundant. "You've got beaches, marshland, waterways. A lot of people own fishing boats and jet skis, and they'll use the local marinas to house them," Desch says. "Recreation is really water-based. Crabbing is big here, and water skiing." Many will drive or bike onto the wetlands of Edwin B. Forsythe National Wildlife Refuge for birdwatching, and the refuge is bordered by coves and bays that are popular for kayaking. Desch mentions that Galloway also has a large golfing scene, and the private Galloway National Golf Club is one of the area's most well-known, sporting an 18-hole course designed by Tom Fazio. The Seaview Golf Club, open to the public, features two courses and serves as the current host of the ShopRite LPGA Classic. There are several parks scattered throughout the township, where locals can visit to find playgrounds, sports courts and walking trails.

Midcentury homes, waterfront properties and student-friendly rentals

Housing in Galloway is diverse, ranging from waterfront custom homes to well-planned subdivisions and condominium complexes. "We kind of have everything. There are lots of pocket neighborhoods, 55-plus communities, you name it," Desch says. "A lot of kids rent close to Stockton's campus. Investors will buy older properties to rehab and then rent them to college students." Galloway's rapid growth in the 21st century means that there's a large stock of contemporary, New Traditional homes, but midcentury styles are also standard on the market. The overall median sale price in Galloway is $330,000, compared to Atlantic County's median of $360,000. The township's CAP Index Crime Score is 2 out of 10, below the national average of 4.

Local public schools and home to Stockton University

Galloway Township Public Schools, which receives a C-plus from Niche, serves the community. The district provides education for kindergarten through eighth grade, and young kids may start at one of the four elementary schools in the district. Students move on to C-plus-rated Galloway Township Middle School, which funnels into B-plus-rated Absegami High, one of three schools in the Greater Egg Harbor Regional High School District. Absegami offers magnet programs in subjects such as computer science and culinary arts, as well as dual-credit partnerships with several local colleges. Galloway is home to Stockton University, a four-year liberal arts university.

Local businesses in historic community areas

Small communities within Galloway, such as Smithville and Pomona, are where local businesses thrive. "People really fall in love with Smithville. It's like a quaint throwback, you know, it's an older area. It's got a ton of adorable shops and good restaurants and a little lake running through it," Desch says. She mentions that The Smithville Inn is a Galloway favorite, with its waterfront views and elevated New American cuisine. The inn has been standing since 1787, and in 1952, it was restored and reopened as a restaurant. There are small retail areas scattered throughout areas with errand stops such as ShopRite and CVS. The neighboring community of Hamilton has national retailers and big-box stores.

Major roads and NJ Transit make for easy commuting

The community is bordered by the toll-controlled Garden State Parkway, which stretches from New Jersey's southernmost point, Cape May, and runs all the way to the New York state line. "We have Route 9 and Route 30, which are main roads. Honestly, traffic is nothing crazy. We might get a bit backed up in the summer, but we're removed from a lot of the tourism rush," Desch says. Bus service is provided by NJ Transit, with stops on major township roads. Galloway is home to three AtlantiCare medical campuses, as well as the Atlantic City International Airport, which services several commercial airlines.
