Gardendale combines quiet country living with big-city convenience, tucked between Odessa and Midland. The small town of about 1,500 residents is closely tied to the region's agricultural roots and oil industry, with homes often spread across vast rangeland and pumpjacks dotting the horizon. While amenities within Gardendale are limited, residents enjoy a slow-paced lifestyle, light traffic and the ease of heading into either neighboring city for dining, shopping and entertainment.

The cost of homes compared to Midland and Odessa

The median sale price in Gardendale is roughly $540,000, which is higher than Midland median of about $390,000 and Odessa's median of around $240,000. Traditional ranch styles can start in the upper $200,000s and reach the upper $400,000s, while more contemporary designs typically range from the lower $500,000s to the mid-$600,000s.

Lot sizes and jobs in Gardendale

One reason Gardendale’s median sale price runs higher is that homes typically sit on large plots of land. “You can be acres away from your nearest neighbor, so you get a lot of privacy in Gardendale,” says Carrie Shaver, the owner-broker of Carrie Shaver Realty, who has sold several homes in the area. The median lot size is a little over an acre, with goats, horses and cattle typically grazing the semi-arid terrain. Pumpjacks are also scattered around Gardendale, which sits in the heart of the Permian Basin, the country’s highest-producing oil field. “Most people in Gardendale either work in agriculture or oil,” Shaver says.

Where Gardendale gets its water from

Despite its rural setting, Gardendale doesn’t rely on private water lines. Instead, the Greater Gardendale Water Supply Corporation provides residents with well water and has established a drought contingency plan in response to the area’s hot, dry climate. “They’ve never actually been in a drought or had strict water restrictions for residential purposes, but it’s always a plus for a small Texas town to be prepared for that kind of thing,” Shaver says.

The drive from Gardendale to Odessa and Midland

Gardendale sits about 15 miles south of Odessa and roughly 20 miles west of Midland, with drives to either city typically taking 20 to 30 minutes. Traffic is almost never an issue. “Depending on the time of day, you can drive for a bit without seeing another driver,” Shaver says. “Especially when you’re in the immediate Gardendale area, it’s not busy at all.”

Where kids go to school

Gardendale is served by the Ector County Independent School District, with students zoned to Buice Lee Elementary School, Wilson & Young Medal of Honor Middle School and Permian High School. The district also offers a school choice program that allows students to apply to schools outside their attendance zones. For higher education, The University of Texas Permian Basin is about 10 miles to the south.

Shopping, dining and entertainment near Gardendale

Aside from a few convenience stores and farm equipment rental businesses, Gardendale has limited options for shopping, dining and entertainment. For these amenities, residents typically drive to Odessa or Midland. Popular destinations between the two cities include:

  • Music City Mall, which has a roller skating rink and retailers like Dillard’s and Burlington Coat Factory
  • Downtown Midland, lined with Mexican restaurants, cozy Italian eateries and upscale cocktail bars
  • Ellen Noël Art Museum, where permanent exhibits showcase paintings, ceramics and photography by notable West Texas artists
  • Wagner Noël Performing Arts Center, which hosts everything from symphonies and plays to comedians and country concerts
  • Sherwood Park, home to skateboarding ramps, an outdoor aquatic center and a playground
