A vintage community near the heart of downtown Garland

Hiland embodies the city of Garland's 100-plus years of storied history through its vintage homes and multifaceted park. Central Park, located in the heart of Hiland, laid the groundwork for the city's park and recreation system as its first official municipal park. Over the years, it's become a community staple, known for its massive playground and dog park. Sidewalk-lined streets connect the park with most homes in Hiland, where maturity and price points pique interest. "Hiland is old-school Garland," says Realtor Clay Garrett of Keller Williams Dallas Midtown. Garrett works on a team with his wife, who have sold homes across the region for over a decade. "The houses are older, but people are drawn here because of their affordability." And what Hiland doesn't fully capture of Garland's history is attainable steps away in its rustic downtown area. "You're very close to downtown, which has this really cool uniqueness to it," Garrett says. "In all, Hiland residents are good people."

Post-war homes with low price-points

Housing in Hiland mainly includes bungalows, ranch style and new traditional homes from the late 1940s and '50s. Most houses have between 800 and 1,500 square feet and two to three bedrooms. Lots are about a quarter-acre, with a few mature trees in most yards. Metal and wood gates wrap many backyards, often featuring ample green space with soccer nets or above-ground pools and adjacent sheds for storage. Housing prices fall between $150,000 and $350,000, and homes with more square footage and bedrooms usually cost over $250,000.

Garland Independent Schools

The Garland Independent School District earned an overall A-minus on Niche and serves nearly 53,000 students. Found just across Miller Road, Daugherty Elementary School has a student-to-teacher ratio of 16-to-1 and an overall B-minus on Niche. Austin Academy for Excellence scored an overall A on Niche, while Garland High School received a B-plus. The high school features The Academy of Fine Arts, where students can gain an early college education through their chosen art concentration. Academy disciplines include instrumental music studies, film studies and theater studies.

Relaxed days at Central Park and tricks at Jon Comer Skatepark

Central Park, found within walking distance of most residents, has lighted baseball and football fields and a 6,500-square-foot inclusive playground for the kids. And four-legged community members have space to roam at the Central Park's dog park. The recently developed Jon Comer Skatepark is the first of its kind in Garland and quickly geared up to be a popular community hangout spot. Spanning almost 50,000 square feet, pros have ample room to impress while newcomers gather their bearings in a designated beginner's area. The skatepark is part of the 37-acre Rick Oden Park, which also has a baseball field, basketball court, playground and plenty of picnic tables. Adjacent to Rick Oden Park is the Jack Coleman Tennis Center, where tennis professionals help juniors and adults build foundational skills for the center's frequent tournaments.

Exploring restaurants along South First Street or Downtown Garland

Hiland is near a mix of Latin eateries, with flavors from Mexico to Honduras. Panaderia la Mejor is a Guatemalan bakery and café known for its pupusas, pan dulce and tamales. Antojitos Hondurenos has various Honduran classics, from baleadas and carne asada. La Nueva de Zacatecas has been a community favorite since 1968, serving savory plates of Chile relleno and traditional Mexican tacos. Main Street in downtown Garland is minutes away and has more dining options, from Dos Banderas to Fortunate Son Beer Garden and Pizza House. El Ranch Supermercado is a fully stocked grocery store, but locals also shop at the Walmart Neighborhood Market on South Garland Avenue.

Navigating Garland

DART buses shuttle across nearby roads like South First Street and West Miller Road, but residents primarily drive to get around. Locals typically hop on Interstate 30 for an 18-mile trip into the heart of Dallas. "I-78 is the main road in Garland," Garrett says. "It takes you up north toward Lavon Lake." Healthcare is provided at Garland VA Medical Center, about 3 miles away. The Dallas Fort Worth International Airport is about 30 miles away.
