Genoa Township is a quiet middle-piece between nearby cities
Located among southern Michigan’s patchwork of charter townships, Genoa Township serves as a bridge between rural Livingston County and nearby town centers. “It’s a middle piece between Brighton and Howell,” says Mark Krysiak, a Realtor with Casablanca Real Estate LLC who has sold several homes in the area. “One of its draws is its proximity to both downtown areas. The key there is location.” Nearly 21,000 residents call this mixed rural-suburban community home, and a vibrant retail sector along Grand River Avenue provides the bulk of Genoa Township’s wholesaling and manufacturing jobs. Beyond this highway, swathes of nature offer space for golfing, hiking, boating and many other outdoor activities. “People are going to move there to have that up-north, outdoor feel - Genoa has a lot of big trees, beautiful roads, lots of parks and golf courses,” Krysiak says. “It’s quiet and serene.”

Genoa offers a semi-rural style of living
Genoa Township was largely farmland until the 1960s, when the arrival of the state highway transformed this community into an outer-ring suburb of Metro Detroit and Ann Arbor. “It’s close to being a rural area - a little more quiet, private and serene - but it isn’t farmland,” Krysiak says. Today, Genoa Township offers a mixture of densely populated suburban streets and quieter country lanes with only a handful of homes. Ranch-style and bungalow properties built from 1930 to 1980 have sold for between $115,000 and $850,000, while multi-story or split-level New Traditional houses - many of them built since the start of large-scale suburbanization - garner sale prices between $540,000 and $785,000. Manufactured homes have sold for between $43,000 and $170,000, with refurbished properties attaining higher sale prices. Condos built from the 1960s to the 1990s tend to sell for between $95,000 and $380,000, while those built since 2000 mostly cost between $362,000 and $775,000. Condos tend to be clustered along West Crooked Lake and at the neighborhood’s northern edge, forming small subcommunities. Large lakeside properties, some of them built as recently as the early 2020s, have sold for between $800,000 and $2,650,000. A handful of these homes include backyard boat launches, making fishing trips and pleasure cruises very convenient.

Hiking, skiing and golfing are all big in Genoa Township
Even though two highways cut through Genoa Township, this community is full of open green spaces and parks that preserve pieces of Genoa’s agricultural past. Genoa Township Park features a unique playground, the Survivor Playscape, whose wood-built play areas were designed to accommodate varying physical abilities while still giving the appearance of a rugged and challenging adventure zone. At Genoa’s northeast corner, Fillmore County Park includes more than three miles of trails that run through fields of goldenrods and tall grass. Several lakes are scattered throughout Genoa Township, and the 313-acre Lake Chemung includes a public boat launch from which visitors can jet ski or fish for bass, pike and bluegills. The private Oak Pointe Country Club offers a lakeside retreat for both boaters and golfers while also including tennis courts, a fitness center, a pool and a beach volleyball court among its amenities. “Between Green Oak, South Lyon, Brighton, Howell and Genoa, that whole area has probably one of the highest densities of golf courses in the region,” Krysiak says. The Mt. Brighton Ski Resort is counted among Metro Detroit’s “Big Four” of ski resorts, and it offers a “Ski & Ride School Center” to train first-time skiers of all ages. “Mt. Brighton is the only ski hill in the area unless you go out towards Holly, a good 45 minutes away. It’s one of the big draws for people coming to the area,” Krysiak says.

Grand River Avenue is lined with retail and restaurant options
Grand River Avenue serves as Genoa Township’s main retail thoroughfare, and shoppers have no shortage of supermarket, home goods and dining options. Meijer shares this road with a Walmart and Gordon Food Service Store, while The Home Depot is just up the street from Lowe’s. In addition to dozens of chain restaurants, Genoa Township’s shopping centers also include local businesses like Bluefin Japanese Steakhouse & Sushi, which offers the classic hibachi experience. Leo’s Coney Island continues a Metro Detroit culinary tradition by serving a combination of Greek food and Coney Island hot dogs from dawn to dusk.

Students from northwest Genoa Township can attend Howell Public Schools, which receive a B rating from Niche. Those who live closer to Brighton can learn at the A-rated Brighton Area Schools, ranked by Niche as the top district in Livingston County. Brighton High School, which scores an A, is rated the top high school in the county. Its automotive technology class and STEM courses give students head-starts in their career goals, while a variety of AP classes and strong athletics prepare strong thinkers and athletes for college.

Genoa Township’s location along Interstate 96 connects it to both Brighton and Howell within 5-mile commutes. Ann Arbor sits less than 30 miles down U.S. Route 23, while Detroit is just over 50 miles southeast of Genoa Township.
