With a name like Ohioville, you won’t be surprised by homeowners’ no-frills lifestyle on the border between Ohio and Pennsylvania. As you drive past cows grazing at the edge of a cornfield to your left and a dense patch of forest to your right, you’ll never guess that you’re within the Pittsburgh Metropolitan Area.

“Ohioville is definitely rural with lots of space and lots of land. Traveling through it gives you a nice country feel,” says Sonia Aronhalt, Beaver County resident and agent with Berkshire Hathaway Home Services. “The area isn’t as ‘neighborhood-ish’ because all the homes are so spread out from each other.” Aside from some 2023 developments – like the shiny new villas in the Pinehurst Village community – most of the borough is full of homes built in the 1950s or 60s: farmhouses; one-story, ranch style homes; and simple split-levels with two-car garages for $150,000 to $250,000.

There’s more to each home than the houses themselves, since homeowners are free to make as many outdoor additions as they want. Spacious front and back yards are the perfect setting for rows of corn, tomatoes and fresh blooms come springtime. You might as well throw in a new shed while you’re at it, or you can start from scratch and snag an acre of unzoned land for $10,000 to $60,000.

When you’re not putting in hours on your own property, getting outdoors is essential as an Ohioville resident. Keep in mind that the borough’s wide-open spaces mean you’ll need to drive to get to most outdoor attractions. Take a kayak or boat onto Little Beaver Creek from the access point at Lock 57. Ohioville Municipal Park has spaces to run and play, as well as a playground and ball fields. The borough is also home to more than 1,000 acres of Pennsylvania State Game Lands, so you’ll have space to roam whether you’re a licensed hunter or just want to take a walk in the woods.

Schools in Ohioville are relatively close to home (by car or bus), and the pathway through high school is straightforward for a population of just over 3,000. You can find photos from students attending Fairview Elementary School in 1925 on the Ohioville Borough website. The school holds strong today with an overall B rating from Niche. From there, students move up to Western Beaver County Junior-Senior High School, which earns a 6/10 from GreatSchools. They’ll get the same personal attention that they did at Fairview, with just over 300 students and an 11:1 student-to-teacher ratio.

Aside from the Dollar General on Tuscarawas Avenue, you’ll travel to nearby townships for most of your necessities. There’s a grocery store in whichever direction you choose – a Shop N Save in Beaver and a Giant off Route 51 – and unless you’re taking Interstate 376 for work or an emergency, you can stay on the less busy side of the Ohio River for the most part. “Ohioville is about 40 minutes out from downtown Pittsburgh, but if you’re living in this area, you’re probably not that much of a city person,” says Aronhalt. “You’ll stay a little more local to spots that aren't Pittsburgh but that still have tons of outdoor plazas, walkways and places to go. Chippewa Township and New Brighton are both right up against the area, with the little shops, restaurants, and things you would find in a small town.”

Pick up a traditional Bavarian pretzel from Kretchmar’s Bakery or catch up with your neighbors over burgers at Wunder Bar and Restaurant before heading to the Lincoln Park Performing Arts Center for a show. And don’t miss the annual Christmas in July car show hosted by the Fairview Grange branch, which supports the agrarian community living among Ohioville’s rolling hills and pastures.
