Suburbia in a central location

Set about 22 miles west of Phoenix and right on Interstate 10, Goodyear’s master-planned Centerra is made up of 21st-century suburban subdivisions, all with homeowners associations. The surrounding area been increasingly developed since 2019, with additions like the popular Goodyear Recreation Campus. Homes here are within a couple miles of well-rated schools, and close to Goodyear Ballpark and neighborhood shopping and dining. “This area's really family-oriented, but it's becoming quite a bit congested with all the growth,” says Stephanie Crow, a real estate agent with Century 21 Arizona Foothills, who has over 20 years of experience. “There are so many great things coming with the people, though, so that’s okay.” Some Centerra residents work in the local Amazon and Chewy fulfillment centers, while many others commute to Phoenix. The average home price here is $462,000, compared to $630,000 in central Phoenix, so homes here tend to be popular with first-time home buyers, as well as investors looking to rent out their properties.

Goodyear schools receive high marks from Niche

Children in Centerra may attend kindergarten through Grade 8 at the neighborhood's Centerra Mirage STEM Academy, which offers a STEM-focused curriculum with extracurriculars like robotics and is rated B-minus by Niche. Parks, sports and trails nearby

Centerra's greenspaces are maintained by the neighborhood’s HOAs, and include private playgrounds, pocket parks, and the Centerra HOA Greenbelt, where residents can walk their dogs or play pick-up games. “You’re going to see people outside riding their bikes, playing basketball in the front yard and doing cookouts,” says Aaron Carlson, a Realtor with Weichert, Realtors-Home Pro Realty, who has over 10 years of experience. About a mile outside the neighborhood, the 86-acre Goodyear Recreation Campus is the area’s biggest draw. A recreation center here includes a waterpark-like aquatic center that's an oasis in the summer, when temperatures regularly top 100 degrees; a 30-acre park has lighted courts for pickleball, sand volleyball and basketball. To get a little closer to nature, White Tank Mountain Regional Park is 15 miles northwest and offers over 40 miles of hiking and biking trails through the scenic desert setting.

Living by the ballpark

Goodyear Ballpark, about a mile south, is the spring training home of the Cincinnati Reds and Cleveland Guardians. The training season typically lasts from February through March, and each year, it attracts over 100,000 baseball fans. Each January, the ballpark also hosts the Arizona Balloon Classic, where colorful hot air balloons take to the sky while back on the ground, festivalgoers enjoy live entertainment and street food.

Most of the neighborhood’s shopping and dining are concentrated around Estrella Parkway and Litchfield Road. Along Estrella Parkway, Carlson says. “They have everything that everyone wants, honestly. There's Aldi, Dutch Bros. Coffee, and Filiberto's, which is like the Phoenix-staple Mexican restaurant.” Along Litchfield Road, shoppers can find secondhand treasures and vintage clothes at Goodwill and Hope’s Closet or bargain hunt at Dollar Tree and Big Lots. To start the morning here, residents might get a workout in at Planet Fitness and grab a coffee or boba tea from Teabo. Waffleto’s known for its creative brunch fare, like pina colada waffles, and unique drink flavors, like blueberry mimosas and pistachio lattes. For an evening out, Carlson recommends Saddle Mountain Brewing Company, less than a mile west, where folks can enjoy a craft beer on the patio with live country music.

21st century homes with HOAs

All of Centerra’s homes are set along sidewalk-lined streets in planned subdivisions, each with homeowners associations; monthly dues of $40 to $200 go toward neighborhood upkeep and grant access to shared spaces. The 21st-century homes here are either ranch- or Spanish-style with three to five bedrooms, and all have stucco exteriors. Layouts range from 1,500 to 3,000 square feet, and lots of 5,000 to 9,000 square feet are typically dotted with low-water plantings like agave and trailing lantana. Most homes have attached garages, but those with multi-car garages, private pools and covered patios are generally more desirable and expensive. Prices generally range from $350,000 to $600,000, depending on a home's size and special features.

Getting around from Centerra

Centerra is directly bordered by Interstate 10, which leads 22 miles east to Phoenix, a 25- to 40-minute drive during rush hour. Streets in Centerra are generally sidewalk-lined and bike-friendly, but residents mostly drive to get around. Abrazo West Campus Hospital and the regional Phoenix-Goodyear Airport are both about 4 miles away, while Phoenix Sky Harbor International Airport is a 25-mile trip.
