PebbleCreek is a gated, master-planned 55-plus community in Goodyear, shaped around social living. Developed over several decades and mostly built out today, it offers a mix of home styles alongside large-scale recreational amenities and scenic, shared spaces. Residents tend to stay busy, whether that means getting out on the pickleball courts, running to a club meeting or setting up lawn chairs to watch the Annual Holiday Golf Cart Parade. With nearby shopping, healthcare and freeway access, PebbleCreek balances a resort-style feel with practical access to the wider West Valley.

Home prices, sizes and floor plan options in PebbleCreek

PebbleCreek is age-restricted, and at least one person who lives in the home must be 55 or older. A limited number of people under 55 may also live in the home. However, children under 19 may only visit. Housing options include single-family homes and attached villas, with sizes ranging from around 1,100 to more than 3,500 square feet. Recent sales have run from the mid-$300,000s to $1.7 million.

Longtime resident and Realtor Candise Klackle of RE/MAX Fine Properties says most floor plans have two bedrooms, two bathrooms and a den that is often repurposed as a third bedroom. “We only have two floor plans without a den – those are our smallest,” she says. Open floor plans and courtyards are among the community’s sought-after features.

Development has been steady since the early 1990s, culminating in decades’ worth of Spanish Revival and New Traditional designs. Prices here are higher than you’ll find in Sun City, another 55-plus community in Maricopa County, as well as in Estrella Mountain's 55-plus subdivision, CantaMia.

What homeowners pay in HOA and enhancement fees here

As a gated community with security, shared amenities and a calendar of events, homeowners should also factor in enhancement and HOA fees. At present, buyers can expect:

  • A one-time community enhancement fee of around $3,500 paid after closing, which is directed to future community improvements
  • Semiannual dues of around $1,700 paid to the PebbleCreek Homeowners Association, which help cover general upkeep, amenities and security
  • For attached villas, an additional sub-HOA fee that varies by unit or section and typically covers exterior maintenance

Paved paths, golf and clubs shape daily life for residents

PebbleCreek was built around recreation, full of paved paths and landscaped grounds that invite residents to enjoy golf, fitness centers and pools, creative arts facilities, libraries and dozens of resident-run clubs. “Another community, they’ll have an arts and crafts room, but we have an entire arts and crafts building with several studios,” Klackle says. Golf is a visible part of the community’s day-to-day with rolling greens stretched across multiple courses, but memberships aren’t mandatory, and casual golfers can pay daily green fees.

The neighborhood spans more than 2,000 acres, offering residents room to roam. PebbleCreek keeps an active event calendar from about October through April, when more people are in residence. “It’s a busy time,” Klackle says. “When I’m up at 7 in the morning, which is early to me, people are already out riding their bikes, on golf carts, walking and doing all that stuff.” She adds that many new residents are surprised by just how busy they become after moving in. “They’re like, ‘I’m busier now than when I was working.’ And I’m like, ‘Yeah, but you’re busy having fun!’”

Everyday shopping, dining and healthcare close to home

There’s no shortage of spots for shopping and dining around PebbleCreek. Options between McDowell Road and Pebble Creek Parkway alone include:

  • Grocery stores, from Aldi to Safeway
  • Specialty retailers, from C-A-L Ranch Stores to BevMo!
  • National chain restaurants, from Cheddar's Scratch Kitchen to P.F. Chang's
  • Locally owned eateries, from Akaihana Sushi Grill to Augie’s Sports Grill
Residents don’t have to venture outside of the neighborhood for a bite out. Eagle’s Nest Restaurant and Lounge, Westwind Tavern at PebbleCreek, Portofino Coffee Bar and Ed’s Dogs are all right at home, offering a real locals-only vibe. As for healthcare, two emergency rooms are within a 5-mile drive, including one within Abrazo West Campus, the West Valley’s primary hospital.

Driving times, freeway backups and airport noise to expect

On PebbleCreek’s private streets, residents are free to jump in a golf cart to zip around. Outside the community, getting around Goodyear is easiest by car. Pebble Creek Parkway links to Interstate 10, a direct route into Phoenix, just over 21 miles away. When traffic is light, the drive takes about half an hour. During rush hour, the freeway can back up, and residents near I-10 or other busy roads may hear traffic. Because PebbleCreek is near Luke Air Force Base, some jet noise can also be heard, though how noticeable it is depends on where you live, Klackle says.
