Roosevelt Park holds on to community among a wave of growth

The Roosevelt Park neighborhood picks up right where Downtown Grand Rapids leaves off, as museums and high-rises settle down into corner stores and historic single-family homes. This side of the city has seen a large push towards revitalization over the past few years, with new parks, housing and a bilingual school moving in. But what hasn’t changed is the tight-knit community, which comes together to enjoy local restaurants or hang out at the annual Family Fiesta community party. Home prices remain among the lowest around downtown Grand Rapids, making Roosevelt Park an appealing option for buyers seeking city community at a relatively affordable price.

Relatively affordable historic homes and new development

Homes in Roosevelt Park are mostly from the early-1900s, so you’ll see bungalows with enclosed front porches, larger American Foursquares and National Folk-style homes. Prices start in the mid-$100,000s and can reach the upper $200,000s for freshly renovated properties. Homes tend to be lower-priced than other neighborhoods this close to downtown, like West Grand or Belknap Lookout. There’s been a push for more affordable housing, with Habitat for Humanity building low-income duplexes and townhomes and the upcoming Factory Yards development adding some income-restricted apartments.

Community support from local organizations

A few non-profits and organizations operate out of the neighborhood. You can find services and support at:

  • The Hispanic Center of Western Michigan offers aid with workforce development, education, healthcare access and language services.
  • The Roosevelt Park Neighborhood Association plans clean-ups, manages the community garden and is a go-to resource for bilingual translation services.
  • Grandville Avenue Arts & Humanities runs the Cook Library Center and Cook Arts Center, which offer free after-school programs, summer camps, creative classes and tutoring.
Steff Rosalez, the CEO of Grandville Avenue Arts & Humanities, explains that all of their services are free for anyone who lives or goes to school in Roosevelt Park or next-door Black Hills. She says some of the most popular options are the music camps and the teen leaders program, which can include internships, mentoring opportunities and personal art projects.

Family friendly celebrations and events

In addition to their work supporting residents, the Roosevelt Park Neighborhood Association also plans a weekly farmers market in the warmer months and hosts the annual Family Fiesta, a community party featuring free food, music and games. “We have a lot of cool cultural celebrations,” Rosalez says. “There’s the Día de los Muertos parade every year… and our Family Fiesta has been going on for more than 12 years now.”

A youthful population can attend bilingual schools

According to Rosalez, Roosevelt Park is known for being one of the most youthful neighborhoods in Grand Rapids, so the local schools are a big part of the community. Southwest Elementary School - Academia Bilingüe and Southwest Middle High School - Academia Bilingüe are both dual-immersion schools offering instruction in Spanish and English. “There’s only one neighborhood in the city that has entirely bilingual schools, and it’s right here,” Rosalez says. The Southwest Middle High School was built in 2021, so its facilities are quite modern for the area. Grand Rapids Public Schools offers school of choice, and families can also apply outside the district entirely.

Restaurants cluster along Cesar E. Chavez Avenue

There’s been a focus in recent years to improve Cesar E. Chavez Avenue, the neighborhood’s main retail corridor. "The goal is to slow traffic by narrowing the lanes and defining on-street parking," says Amy Brower, a former executive director for the Roosevelt Park Neighborhood Association. "We're getting barriers with native plants and adding plenty of beautification to the area." The main strip is getting a serious facelift in 2026, but you can still visit the restaurants and retail along it, including:

  • Sabor Latino: Popular Caribbean restaurant known for its empanadas
  • Rodriguez Supermarket: Neighborhood go-to with a well stocked Mexican grocery selection
  • MudPenny: Beloved brunch restaurant with house-made pastries and locally roasted coffee
  • Rincon Criollo Restaurant: Popular Puerto Rican restaurant serving homemade dishes like empanadas and fried plantains

Parks have seen continuous improvements

Along with streetscape renovations, the neighborhood has seen plenty of investment in local parks. You can get outdoors at:

  • The namesake Roosevelt Park has a playground, fitness equipment and a sledding hill.
  • Roberto Clemente Park was renovated in 2021 with a new playground and picnic spaces, and it also has a skate park.
  • Unity Park is set to open at the end of 2026 and will include play areas, a hammock grove and rentable picnic shelters.
  • Oxford Street Trail, a paved trail that crosses the Grand River and heads towards downtown, is currently being expanded to connect to Roosevelt Park.

Right next to Route 131 and downtown Grand Rapids

Several roads head right into downtown, including U.S. Route 131. You can drive the 2 miles or hop on The Rapid buses to reach downtown in about 5 to 10 minutes. According to Brower, the houses bordering Route 131 and the nearby train yard can expect a decent amount of noise.
