Gray offers rural living in the heart of Cumberland County

Gray is a small, Cumberland County community with winding rural roads and a small-town feel just 15 miles from Portland. Locals enjoy a slower pace of life, while Interstate 95 provides access to city amenities. Sebago Lake, one of the most popular recreation areas in the region, is just west of town, while small businesses line Main Street and Portland Road closer to home. Spacious, wooded lots give the area a secluded feel year-round, but thousands flock to town each August for the Gray Wild Blueberry Festival.

Housing options include early 1900s homes and new construction

The community’s housing scene is diverse. Near the center of town, there are Colonial Revivals and quaint cottages dating back to the early 1900s, while brand-new builds can be found on the outskirts of town. Lot sizes get larger the farther you are from downtown, some reaching over 3 acres. “You can find some really great home prices in Gray,” says Katherine Scamman, a local Realtor with eXp Realty. “You can get a great deal while being just 15 miles from Portland.” The median home price is around $550,000, and prices range from the mid-$100,000s to the lower $800,000s.

Lakeside access and outdoor recreation close to home

Located in Maine’s Lakes & Mountains region, waterside recreation is a big part of life in the area. Wilkies Beach is on the shore of Crystal Lake and is open exclusively to Gray residents. “It’s just a nice place to enjoy some time by the water,” says Kyle Hadyniak, the town’s director of communications. “It’s not a huge beach, but it’s enough to comfortably fit whoever wants to go there.” Nearby, the expansive Sebago Lake spans more than 30,000 acres and is a summertime hotspot for locals and tourists alike. When visiting, you can:

  • Go for a swim from the beach at Tassel Top Park
  • Take the Ferry to Frye Island for a round of nine at the Frye Island Golf Club
  • Camp or go for a hike in Sebago Lake State Park
Closer to home, the Pineland Public Land unit has over 5 miles of trails popular among local birders.

A small business scene near the center of town

Gray’s town hall and Henry Pennell Municipal Park are in a walkable area that is the heart of the community. “I walk to work every day, and then I walk around town to get my coffee in the morning or grab something for lunch,” Hadyniak says. You can grab a cup of coffee and a pastry from Local Centric or enjoy comfort food or seasonal baked goods from Two Mums Kitchen. The eatery is run by a local mother-daughter duo. “The owners are really nice, and the food is great,” says Hadyniak.
