Western Corridor provides a convenient location, for a relative value
Located within 3 miles of downtown Green Bay and Lambeau Field, Western Corridor offers residents a location near the heart of Wisconsin’s third-largest city. Still, this neighborhood’s established homes come with lower price tags in relation to the wider area. “It’s definitely part of the area that I would consider maybe top three or four for affordability,” says Monte Reyment, who’s the broker and owner at Take Action Realty and has about five years of industry experience. Western Corridor is also surrounded by parks and is down the road from both a hospital and Interstate 41.

Age gives Western Corridor classic character
This deeply rooted section of Green Bay has homes dating to the early 1900s and others built through the 1970s. The streets here are lined with mature landscaping, including tall oak and pine trees, shading the neighborhood’s bungalows and ranch-style houses. “Smaller homes, but definitely something you can get into,” Reyment says. Most properties sell for $130,000 to $380,000. The median in Western Corridor is $390,000, compared to the median of roughly $550,000 around Green Bay.

Downtown is close, but not the only destination
Green Bay’s quaint downtown is right across the Fox River from the Western Corridor, but residents don’t have to head downtown for amenities if they don’t want to. The city’s Broadway District is even closer, home to a stretch of restaurants and event venues just off the banks of the river. That includes The Tarlton Theatre, which was built in 1924 and hosts programs including a Saturday-morning cartoon brunch series and Green Bay Jazz Orchestra performances. The Military Avenue thoroughfare is closer still and gives residents quick access to businesses like ALDI, Petco and Michael. Also The Pancake Place, a well-known diner open for over 40 years. “Celebrities have been there,” Reyment says. “I know Justin Timberlake has been, because he’s a Packer fan.” The Packers, one of the NFL’s oldest franchises, play in the 81,441-seat Lambeau Field, 2 miles south of Western Corridor.

Locals can wheel around the city with Green Bay Metro
The area’s Green Bay Metro bus system has over a dozen routes. Western Corridor residents are close to several bus stops along West Mason Street and Shawano Avenue. Those two thoroughfares are also connections to downtown Green Bay, about 2 miles east. The HSHS St. Mary's Hospital Medical Center on Shawano has 158 beds and an emergency department. Residents can hop on I-41 for trips to the Green Bay Austin Straubel International Airport, 8 miles away. Also, though Lambeau Field is minutes away, residents aren’t inundated with traffic on game days. “The traffic usually goes west and south from Lambeau,” Reyment says. “So that area is still a little bit busy, but it’s not too bad.”
