Greenlawn is a quaint neighborhood near shopping, beaches
In northwest Suffolk County, Greenlawn is a peaceful hamlet that gives residents room to breathe. Known for its larger property sizes, Greenlawn’s small low-key downtown strip has essentials, local businesses and a handful of popular restaurants, but residents can always find more options and entertainment 4 miles away in Huntington. And although Greenlawn isn’t a coastal town, it’s just south of Centerport, putting it about 3 miles from Centerport Beach. The result is a quiet little hamlet where residents are just a short drive from an afternoon at the beach or a day of shopping. “It’s quaint and yet it’s active, and it’s very homey,” says Nikki Sturges, an associate real estate broker at Daniel Gale Sotheby’s Real Estate who has sold homes here for about 39 years. “It’s just a very convenient spot. It’s close to some of the parkways, and yet it’s private and has a nice little town feel to it.”

Homes starting around $600,000
Closer to Greenlawn’s downtown, homes still have plenty of breathing room, but they tend to be a little closer together along sidewalk-lined streets, creating a much more suburban vibe. These houses are often Cape Cods, ranch-style homes, hi-ranches and split-levels on at least a quarter of an acre. “Then you have homes that are a little more north that have more acreage, so they’re more secluded,” Sturges says, adding that it’s easy to find houses on an acre. These streets are lined with trees instead of sidewalks, furthering the secluded vibe, and home styles lean toward colonials and Federal-style houses. Robert Bianco, an office manager at Island Advantage Realty, says Greenlawn is a little pricier compared to other inland communities. “It’s a very desirable area, and the price tag often reflects that,” he says. Homes in Greenlawn start as low as $600,000 but can climb to around $2.1 million. The CAP Index crime score is 2 out of 10, lower than the national average of 4.

High winds during hurricane season
Hurricanes occasionally impact Greenlawn, but even being just a few miles inland has its benefits. There’s only a minor risk of flooding in the community, but there’s still a severe risk of high winds during these storms.
Small, highly-rated school districts like Harborfields
Harborfields Central School District serves the majority of Greenlawn. Niche gives the district an A-plus and lists it as the fifth-best district in Suffolk County. It’s a small district, with just four schools, each of which every student in the district will attend. Children attend Washington Drive Primary School, which has an A-minus, from kindergarten through second grade and Thomas J. Lahey Elementary School, which has an A, from third through fifth grade. They then move on to Oldfield Middle School and Harborfields High School, which both get A ratings. Harborfields High offers mock trial, psychology and Dungeons & Dragons clubs. Sturges says the district’s small size is a plus for some parents. A small portion of Greenlawn is served instead by the Elwood Union Free School District, which Niche gives an A-plus and rates as the fourth-best school district in Suffolk County. This district also has only four schools that all local children will attend.

Hiking and fishing at local preserves, baseball at Greenlawn Park
Edwin and Gertrude Grace Nature Preserve contains a popular hiking spot, though the trail has a few steep spots, so some hikers find it a little more challenging than it looks. The Betty Allen Nature Preserve is also known for its hiking path, which is flatter and circles a central pond. It’s a favorite fishing spot, and birdwatchers come to take in the pond’s resident waterfowl, including swans and herons, and the birds in the surrounding woods. Other parks throughout Greenlawn provide athletic spaces and playgrounds, including Greenlawn Park. Sturges says it’s where many of the community’s Little League baseball and softball games are held. The park also has a playground, a basketball court and a popular skate park where people practice tricks on bikes and skateboards. Snow days draw local kids to Frazer Drive Park for an afternoon of sledding down its long hill. During the summer, many people drive about 3 miles to cool off in the water at Centerport Beach.
Sturges says Harborfields Public Library is another major part of the community. Located right at its heart, the library offers programs for residents of all ages, including crafts and story times for young children, yoga for adults and help dealing with Medicare.

Local restaurants, bars and businesses along Broadway Greenlawn
The hamlet’s downtown strip is along Broadway Greenlawn. It’s home to coffee shops, restaurants, pubs and bars. Even Sturges, who lives in nearby Huntington, ventures to Greenlawn for a few restaurants. Old Fields Restaurant has been a staple since 1956, serving marinated steaks. “I just ate there last week, it’s a lovely family restaurant,” Sturges says. Ruvo is a popular Italian restaurant that offers specials throughout the week. For Wine Down Wednesday, select bottles of wine are 25% off, and the restaurant serves brunch and a cocktail for $25 per person every Sunday from 11 a.m. to 3 p.m. Urban Coffee provides a necessary daily caffeine boost, but is also known for its pastries. For an energetic night out, Beau’s Bar is the go-to spot. Known as a “deadhead bar,” or a bar frequented by fans of the rock band The Grateful Dead, the bar has a 1970s vibe and hosts live music that bring out big crowds.
Broadway Greenlawn is also lined with local businesses, including salons and a pet groomer, pharmacies and banks. In a shopping center with a Planet Fitness and even more restaurants, Greenlawn Farms provides groceries close to home.

Major roads, LIRR station and nearby hospitals
State Routes 25A and 25 bracket Greenlawn to the north and south, making it easy to travel east or west across the island. Greenlawn has its own Long Island Rail Road station, which operates on the Port Jefferson Branch line. During peak travel times, you can get to Manhattan’s Penn Station in about an hour and 10 minutes. Mount Sinai Doctors-Long Island is right in Greenlawn. The medical campus is in the middle of the hamlet with specialties ranging from urology to OBGYN and diabetes care. Huntington Hospital is about 3 miles away and Northport VA Medical Center is about 5 miles away.
Pickle Fest, Cow Harbor Day
For over 40 years, the Pickle Festival has been a defining feature of life in Greenlawn. Honoring Greenlawn’s start as a pickle-producing town, there are pickle-based foods like pickles on a stick and fried pickles — alongside other treats. Locals flock to Gardiner Farm Park to explore local vendors, get lost in the corn maze and ride the Lollipop Farm Train. Sturges says locals also flock to Cow Harbor Day celebrations in nearby Northport. Spanning an entire weekend, the celebrations include a parade, a 10K, local vendors and live music.
