Southside: A historic, commercial neighborhood receiving new life
Downtown Greensboro continues south of the railroad tracks, forming the aptly named Southside, a residential, commercial and historic district. Developed in the latter half of the 19th century, the community made a name for itself as a desirable downtown area for its Victorian-style builds, bungalows and Charleston single houses. Eventually, suburbanization pushed residents farther outside of Greensboro, and Southside’s dwellings were neglected until the 1990s. However, renewed financial investment and listing several homes on the National Register of Historic Places spell for a promising future.
“Southside is Greensboro’s downtown neighborhood that has seen the most growth these days,” says John Nosek, lifelong Greensboro resident and Realtor with Berkshire Hathaway. “We’re getting a lot of mixed-use developments where it’s a shop below and a townhouse up top.” Other businesses are just around the block. “One of the biggest perks of living in Southside is its proximity to downtown,” says Elizabeth Farabee, Realtor with Triad’s Finest Real Estate, who has been selling homes for 7 years. “You can walk to everything downtown from this point and be there in minutes. There’s plenty of shops and restaurants to explore.”

Restaurants and shops in the neighborhood and along Elm Street
Elm Street serves as Greensboro’s main drag, with stores and restaurants running from Center City Park to the north all the way through Southside. Operating out of a former gas station, Bourbon Bowl invites patrons to enjoy craft beers and score strikes on six bowling lanes. Mellow Mushroom is artfully decorated with stained glass windows, purple chairs and chandeliers. The establishment has been serving stone-baked pizza for 50 years. Boutiques and stores include Stolen Skate Shop and Terra Blue, a metaphysical supply store with herbs, incense, soaps and more. A few restaurants along Martin Luther King Jr Drive are also in Southside’s residential section. Dame’s Chicken & Waffles invites patrons to enjoy soul food, while Manny’s Universal Café is a popular breakfast and lunch spot known for its pancakes and huevos rancheros. For groceries, there’s Deep Roots Market, a co-op just north of Downtown Greensboro, which sources its products from local farmers and craftspeople. Alternatively, shoppers might visit the Food Lion and Walmart Neighborhood Market 2 miles down Martin Luther King Jr Drive.

Victorian homes, townhouses and more
Houses in Southside run the gamut of styles, colors and prices. The old mingle with the new, some homes dating to the early 1900s and others to the 21st century. Southside’s single-family housing stock comprises a small but remarkably diverse mix of bungalows, porch-wrapped American Four Squares, Victorians and even Charleston single houses. Some builds are adorned with monochromatic, earthly paneling, while others are splashed with pastel colors. At about 5,700 square feet, or an eighth of an acre, lots are on the smaller side, and some residents opt to dress their small front yards with shrubs and flower gardens. These homes rarely enter the market and typically sell between $350,000 and $600,000. Two- and three-story brick townhouses line Martin Luther King Jr Drive, sometimes with a business or restaurant occupying the first floor. Some pay homage to the architecture of New Orleans’ French Quarter, their balconies decorated with wrought iron fences and columns. While street parking is limited, these townhouses offer private parking for residents out back. American Craftsman-influenced townhouses colored green, yellow and pink run along McAdoo Avenue. Southside’s townhouses go from $275,000 to $500,000. Southside earns a CAP Index crime score of 7 out of 10, above the national average of 4. Additionally, Southside gets an 8 in motor vehicle theft and larceny.

Parks in Downtown Greensboro
Center City Park, just up Elm Street, surrounds a fountain and several small green fields, favored for picnics and space for children to play. The amphitheater hosts concerts, movies and other special events on select occasions. LeBauer Park sits across Davie Street, featuring a splash pad with padded flooring and a leash-free dog park. Three miles east down East Gate City Boulevard, Barber Park offers another splash pad, a playground for little children and a small network of walking trails. The Downtown Greenway rolls through the west side of the neighborhood. Drinking fountains, murals, sculptures and Little Free Libraries follow this 4-mile trail.

Holiday spirit at the Festival of Lights
Residents gather at Center City Park to carol and watch Greensboro’s Christmas tree lighting during the Festival of Lights in early December. Locals can also grab food and hot chocolate from vendors or take their children to see Santa Claus.
Apprenticeships and college credit for Grimsley High students
John Van Lindley Elementary and Kiser Middle earn overall B-plus ratings from Niche, while Grimsley High gets an A. Classes at Grimsley High provide a college campus-like experience, with classes spread across multiple buildings. Juniors and seniors at Grimsley High can take tuition-free classes at Guilford Technical Community College and get paid to job-train through the Guilford Apprenticeship Partners program. Southside is about a mile from the historically Black North Carolina Agricultural and Technical State University and the University of North Carolina at Greensboro.
Grimsley Senior High School is a part of the Guilford County Schools system.

Close to Interstate 40 and the Greensboro station
Gate City Boulevard bookends the neighborhood to the south. This busy thoroughfare runs 1 mile east to South O. Henry Boulevard. Interstate 40, a major east-west highway, is a 2-mile drive south of the community. Several Greensboro Transit Agency bus routes pass through the neighborhood, including 2, 4 and 11. Route 2 heads to the Four Seasons Town Centre, a three-story shopping mall, and Route 11 goes toward Jamestown. All bus lines converge at the J. Douglas Gaylon Depot, locally known as the Greensboro station. From here, commuters can also board Amtrak trains, such as the Crescent, which runs from New York City to New Orleans.
