A rural community of ponds, small villages and private retreats
Looking at a map, one might notice that Griswold, a rural town 7 miles east of Norwich, is dotted with blue. Rivers, ponds and streams flow through Griswold. The area used to be a fishing ground for the Mohegan people, and its waterways were used to power ironworks and sawmills over the past 200 years. For homebuyers, Griswold’s most striking feature is its land. “People who want a yard, privacy and an acre or more, especially if they have dogs, find what they’re looking for in Griswold,” says Kelly Lucas, a Realtor with Re/Max Legends, who grew up in the region. “They want to get away from the hubbub of the shore.” With the borough of Jewett City and several villages, Griswold has subdivisions scattered throughout. Only convenience stores and gas stations occasionally break up the darkness at night. “It’s a bedroom community,” says Realtor and broker-owner of Garden Realty Greg Hanner. “Griswold is a residential town with little retail or industry. It’s more agriculturally based, with state parks, forests and, of course, ponds. It’s why people choose Griswold. Most commutes to New London or Groton are no more than 30 minutes.”

Classic suburban homes with the privacy of country living
Ranch-style homes are the most common in Griswold. They include midcentury houses built in the ‘50s and raised ranches from the ‘70s and ‘80s. Many feature back decks that look out to in-ground pools, fruit trees, and raised garden beds. Some offer covered front porches and attached garages. Overall, they range in price from $200,000 to $550,000. Cape Cods, too, are prominent in the neighborhood, from one-bedrooms on an acre or more of land priced at $150,000 to three and four-bedroom houses on over 4 acres priced at $450,000. Colonial-style homes, some built as early as 1830, are strewn throughout the town and well maintained, with updated kitchens, large master suites and cathedral ceilings. Many are waterfront properties that feature private beaches and docks. These homes list from $350,000 to $820,000. “No matter where you go in Griswold, you’ll find a blend of suburban homes,” Luca says. “Cape Cods are popular, but ranches fly off the shelves. Any house in good condition tends to go fast.”

Water is central to Griswold recreation
Pachaug Pond, a centerpiece of Griswold, is the largest inland body of water east of the Connecticut River. Residents can fish, swim and use their powerboats on this freshwater pond. A marina with a public boat launch is on its southern end. Pachaug Pond is home to over 200 lakefront properties and is a winter favorite of cross-country skiers and snowmobilers. Hopeville Pond State Park, north of Pachaug, is another recreational area where the Mohegan Tribe once fished and a woolen mill once stood. Today, like Pachaug, it is a freshwater reservoir created when the Pachaug River was damned. Fishing, swimming and paddling are common activities on this tranquil waterway surrounded by old-growth forest. To the west, River Ridge Golf Course is an 18-hole, par-72 championship course built on a former apple orchard near the Quinebaug River. Golfers face challenges at all skill levels as they take in the rolling hills and scenic vistas of this riverside course.

From shopping at Lisbon Landing to fresh ice cream at Buttonwood Farm
Griswold residents who want to shop big-box can head to Lisbon Landing off Interstate 395, where they’ll find a Walmart Supercenter, a Target, a Lowe’s and a Home Depot. Moviegoers will also find the AMC Classic Lisbon 12 theaters and a few chain restaurants. For an upscale lunch or dinner nearby, Tullis Taproom serves beer and cocktails in a rustic setting with exposed wood beams and other country touches. “Tullis is one of my favorite restaurants,” Lucas says, “because my fiancé and I had our first date there. It’s part of the River Ridge Golf Course, so the views are beautiful.” For a sweet treat, Buttonwood Farm Ice Cream is on the eastern side of Pachaug Pond. This family-owned business has served the community since 1975 and is known for its more than 50 flavors of fresh ice cream and its sunflowers, which are grown for charity. The dairy farm even makes sunflower ice cream during the sunflower harvest in July. Campbell’s Farm Stand is another place where residents can take home something fresh in season, like ears of corn, peaches and cantaloupes.

Environmental concerns for the Griswold area
With Pachaug Pond, Hopeville Pond, and several other ponds and bodies of water throughout Griswold, homes near water or in low-lying areas are more susceptible to flooding during heavy rains. Wind gusts, too, tend to be stronger around the ponds because of the lack of resistance. On the other hand, the rural countryside of this farming community is quiet, with no noise pollution.
