Golf lover's delight on the shores of the Atlantic
Watching the sunrise over the Atlantic, spending an afternoon on the green and taking the boat out on the Intracoastal Waterway are just a few ways residents spend their days in Gulfstream. The community was founded in the 1920s and has remained a private, affluent oceanside escape since. Realtor Debby O'Connell, who has lived in Gulfstream for 15 years and sold Florida real estate for nearly 30, says there's no better place to call home. "I had a house in Boca, but I always came back to Gulfstream," O'Connell says. "I just love it here--I can get out to the beach any time, there's virtually no crime and there are so many clubs where people get together with friends and family." Golf clubs are an essential part of life here in Gulfstream, which is home to some of the area's premier courses. Along with its private beach access, community offerings and excellently rated private schools, Gulfstream has a mix of stunning waterfront estates and condos.

Million-dollar condos and estates near the Intracoastal Waterway
Positioned between the Intracoastal Waterway (ICW) and the Atlantic Ocean, Gulfstream offers plenty of opportunities for waterfront living. With the community's high demand, listings move very quickly. Condos on the ICW begin at around $1 million, while estates typically list for under $10 million. Condos facing the oceanside will cost buyers between $2 million and $3 million. The palatial estates overlooking the ocean often cost between $15 million and $20 million. Properties are bright and open here, with many homes sporting backyard pools and tennis courts. Streets on the Intracoastal side of the beach feature cul-de-sacs and private docks, offering a more suburban feel than ocean-facing homes. The many Mediterranean-inspired beachfront mansions feature private beach access and large banks of native greenery to get privacy from the road.

Exclusive waterside golf clubs and sunny beaches minutes from home
Developed alongside the earliest homes in town, the Gulf Stream Golf Club opened its doors in 1924 and has maintained its status as an invitation-only club for nearly 100 years. A few blocks north from the "big club,", the Little Club was developed in the late 1960s from an old polo field into a challenging par 3 course.
Residents without private beach access can head to Gulfstream Park for fun in the sun. This 7-acre park offers public beachfront access, special swimming or saltwater fishing areas, and plenty of shade and green space for a relaxing picnic. Those not looking to get wet can enjoy the playgrounds, but if they can't resist the ocean's call, they use the outdoor showers to rinse off after a day in the waves.

Private and public school options serve Gulfstream
The schools are another aspect of life in Gulfstream that O'Connell recommends. "We have our own private school that is very well-rated and has excellent academics. My grandchildren attend the school and love it," says O'Connell. Gulf Stream School is a private K-8 institution that earned an overall A-plus on Niche. The school offers small class sizes and a unique innovation center/maker space.
Gulf Stream is part of the Palm Beach County School District for those seeking public school options. Students can attend nearby institutions like Plumosa School of The Arts, which offers art, music, television production, theatre and Spanish programs to kindergarten through eighth grade. This school earns a B-minus from Niche. Congress Middle School earns a C, while Atlantic Community High School earns a B-plus.

Local shops and restaurants along A1A and Highway 1
Residents can find fine dining and community dinners at the golf clubhouses, but they're also a short distance from shopping and dining in nearby towns. "You're just 5 miles from Del Ray Beach and 10 miles from downtown Boca Raton," O'Connell says. Restaurants like The Hampton Social offer upscale options, while Rocco's Tacos has laidback eats. Residents can head down Highway 1 to Publix in Del Ray for groceries. Surfers can pick up a rash guard, sunscreen, and all the paddleboarding and surfing supplies they need at the family-owned Nomad Surf Shop. After leaving the beach, the Seaside Deli and Market is a popular spot to cool down with a drink or grab a post-beach snack.

Traveling on South Florida’s scenic byway
Residents can quickly jump on the A1A Scenic and Historic Coastal Byway, which runs through the town center. Considered the main artery of beach culture on the East Coast, this iconic two-lane roadway passes through most of Florida's beachfront towns and spring break destinations, stretching south to Miami Beach and the Keys. "My office is on the A1A and it's such a fun place to be. It has that perfect beach town feel," O'Connell says. While traveling along the roadway, drivers discover the picturesque Australian Pine Canopy, one of Gulf Steam's most distinctive landmarks.
The A1A and nearby Interstate 95 take travelers to Palm Beach International Airport in 16.5 miles. No highway driving is required to reach Bethesda Memorial Hospital, 3 miles west.
