Hapeville offers small-town living just outside Atlanta

Although Hapeville is squeezed between Atlanta and the world’s busiest airport, the city still retains a small-town atmosphere thanks to its downtown strip of locally owned businesses, frequent community events and friendly longtime residents. The city is growing fast, primarily due to its location next to Hartsfield-Jackson Atlanta International Airport and the corporate offices that surround the airport. Plus, interstates connect Hapeville to Downtown Atlanta, making it possible to live in a city of less than 8,000 people but easily access two of Atlanta’s biggest employment hubs.

Prices in a community of midcentury homes and new construction

Most of Hapeville’s residences are set in a woodsy area north of Central Avenue, where pine, oak and magnolia trees provide shade and privacy. "Most homes are around 1,000 square feet and were built between the 1940s and 1950s. A lot of these are being renovated as they come onto the market," says Joan Shorter, a Realtor with Intown Focus Realty who has sold dozens of homes in Hapeville. "There aren't a lot of teardowns, but there are some empty lots where new homes and townhouses are coming up, so the residential area's been built out hugely."

Hapeville’s median home price is in the upper $400,000s, more than the national median, but on-par with that of the city of Atlanta. However, buyers can find turnkey two- and three-bedroom single-family homes selling as low as the mid-$100,000s. Prices climb for larger houses, with four-bedroom homes starting in the mid-$200,000s. New homes have recently sold form the mid-$300,000s to the mid-$500,000s. Townhome prices vary from the mid-$300,000s to the upper $400,000s.

Interstate and MARTA connections to downtown and the airport

Hapeville is within a 5-mile drive of the concourses at Hartsfield-Jackson Atlanta International Airport. The world’s busiest air travel hub and a major local employer, the airport is also surrounded by the headquarters of Delta Air Lines, Chick-fil-A and Porsche Cars North America. Commuters and travelers don’t have to drive to the airport thanks to MARTA buses that stop in town and arrive at the College Park MARTA station within 15 minutes. From there, it’s a two-minute train ride to the airport. Interstates 75 and 85 pass through Hapeville before merging and cutting through downtown Atlanta, 8 miles away. Shorter says traffic can be an issue during rush hour, mainly because drivers frequently cut through Hapeville to avoid highway congestion.

Both the interstates and the airport can create noise for residents, Shorter says: "The southeast corner of Hapeville is under a flight pattern, but other flights primarily cross over College Park. The edges of town can have highway noise during rush hour, and the train can be noisy, though Hapeville advocates for a silent crossing through the community.”

Cocktails, brunch and a bookstore in downtown Hapeville

Railroad tracks separate downtown Hapeville’s main drags, North Central Avenue and South Central Avenue. Both streets are lined with brick storefronts filled with local businesses that include longtime staples and chic new additions. Staff at these small-town businesses quickly get to know the regulars, says Lisa Fricke, a Realtor with Compass and one of the top-selling agents in Hapeville: “[If] you’re going places and you’re repeat customers, they take care of you and know who you are.” In a less-than-five-minute walk through downtown, you’ll come across businesses such as:

  • Cafe Belli, a European-style coffee shop that serves cocktails in the evening
  • Chapman Drug Co., a century-old pharmacy with a soda fountain
  • Corner Tavern, a laid-back stop for pub food, drinks and shooting pool
  • Folk Art, a destination for Southern brunch food and craft cocktails
  • Impossible Moon Bookshop, an independent bookstore with a selection of local authors' works

Things to do at parks and city events

Two parks, John R. Lewis Memorial Park and Tom E. Morris Sports Complex, border each other in the heart of Hapeville. This creates a recreation destination outfitted with several amenities, including:

  • An off-leash dog park
  • A pump track and skate park for cyclists and skateboarders
  • A free, volunteer-run community garden
  • Fields that host the city’s youth baseball games and an April parade to kick off opening day of the baseball season
There are also plenty of opportunities to enjoy live entertainment around town. Academy Theatre hosts musicals, concerts and film screenings downtown, and the city of Hapeville puts on several free events that showcase live music, including Jazz & Seafood in July and Wings & Strings in August.

Highly rated public schools and specialized charter campuses

The highly rated Fulton County Schools district serves Hapeville, home to Hapeville Elementary School, which is also highly rated. Fulton County hosts Georgia’s largest charter school system, made up of schools that receive public funding but have higher levels of autonomy than most public schools. For example, Hapeville Charter Career Academy teaches higher schoolers in small-classroom settings, allowing them to specialize in career fields and even graduate with industry certifications. Applications for the tuition-free school are approved through a lottery-based system.
