The entire community has 31 distinct sub-associations, 18 of which are gated associations, and the Green Valley Ranch master association manages them all. Whether or not residents decide to live in one of the 18 gated communities, residents have a wealth of housing options to choose from. "It's a really strong market," says Henderson broker Richard Turley, "it's an upper-middle-class neighborhood, lots of great homes and even some condos above the shops in The District." Condos in The District feature large windows with views of the shopping center and the Vegas skyline in the distance. Much of Green Valley Ranch's single-family houses feature stucco facades and tile roofing of Spanish and Mediterranean designs, and commonly features amenities like in-ground pools and multi-car garages. Prices differ depending on the size and type of home. Townhomes and condos range from $380,000 for a more modest condo to $850,000 for a luxury condo above The District's shops. Single-family homes range from $325,000 for an average-size home to $900,000 or more for larger houses and luxury estates.

Shopping at the District and gaming at Green Valley Ranch Resort & Casino

"The District, the Green Valley Ranch Resort and the Dollar Loan Center are definitely big draws," says Henderson Broker Richard Turley, "The District is pretty much the hub of the neighborhood." The District at Green Valley Ranch is an open-air shopping center lined with familiar brand-name stores, chain restaurants and a seasonal splash pad for kids. Patrons can also enjoy restaurants such as Bella Vita, an upscale Italian spot with an open kitchen that dishes out elevated Italian fare. Just up the District's main road is the Green Valley Ranch Resort Spa and Casino, where patrons can enjoy the resort's steakhouse and movie theater along with its casino and spa services.

Minor league games at Dollar Loan Center and community activites at Henderson Multi-Gen

Like most planned neighborhoods in Henderson, Green Valley Ranch has plenty of recreation options. Henderson Broker Richard Turley says, "Henderson is geared around having a huge amount of parks and ample opportunities for residents to picnic, hike, and play or watch sports." Hockey enthusiasts can watch the Henderson Silver Knights play at the Dollar Loan Center, a multi-use entertainment facility with a medieval. "The Dollar Loan Center is pretty new," says Turley, "People can watch a lot of Henderson's minor league sports teams play there." Right next door is the Henderson Multigenerational Center, a one-of-a-kind facility in Southern Nevada with athletic facilities, outdoor pools and spaces for reading, cooking, dancing and community meetings.

Top marks for Clark County schools

The Clark County School District serves the community's public school students. Students begin their studies at primary schools like Neil C. Twitchell Elementary, which has an overall B-plus Niche rating and teaches from kindergarten through fifth grade. Students move on to intermediate and secondary institutions such as Bob Miller Middle and Coronado High School, both of which have at least a B-plus Niche rating. The high school is home to the Cougar Pride Marching Band, which has performed in Washington D.C.'s National Cherry Blossom Festival and the St. Patrick's Day parade in Dublin.

Biking and driving around Green Valley Ranch

Residents can bike along neighborhood streets, and those living above the shops in The District enjoy a walkable environment. While there are some public bus stops, most residents get around town via car. Downtown Henderson is around six miles to the east down I-215. Frequent fliers will enjoy the 10-mile distance to Harry Reid International Airport. The Vegas Strip is around 17 miles to the north via I-215, which gives commuting workers a straightforward route to come home to Green Valley Ranch.

Moving to the Green Valley Ranch community was one of the best decisions I've made for my family. It is filled with beautiful parks, dog friendly, and tons of recreational activities for families. The schools are top rated public schools along with some of the best charter schools. If you are looking for a safe place to live this is it.
