Silverado Ranch is a master-planned community built in the 1990s by developer American West. The community is comprised of more than 20 subdivisions, each housing condos, townhouses, detached single-family homes or custom estates. The neighborhood's central location between Henderson and Las Vegas is one a major draw for homebuyers. “The accessibility to the rest of the city is great. It’s super easy to access the I-15 and I-215,” says Kathryn Harouni, a local Realtor of six years with The Thomas Group. There are also several popular outdoor spaces here, including one of the Las Vegas Valley’s newest parks. Shopping and dining are also well within reach, and the Los Vegas Strip is just 10 miles away.

Older homes allow for competitive pricing

Silverado Ranch is an established neighborhood. Since many of the homes here are older, the prices are competitive. “You’re gonna get more house for your money. It’s a little bit older–a lot of the homes were built in the 1990s–and the lots are bigger,” Harouni says. Condos and townhouses can sell for between $209,000 and $529,000. When it comes to single-family homes, two- to five-bedroom Spanish Mission and ranch-style dwellings can sell for between $300,000 and $630,000, while mid-sized estates can sell for between $630,000 and $1.5 million. There are also a handful of large estates with five- to 10-bedrooms, which can sell for up to $3.75 million.

Liberty High offers dual enrollment classes through Nevada State College

Kids may attend schools in the Clark County School District, including John C. Bass Elementary School, Charles A. Silvestri Junior High School, and Liberty High School, all graded a C-plus or better on Niche. Liberty High offers dual enrollment courses through Nevada State College for students interested in pursuing a career in education. The University of Nevada, Reno Extension is just over 2 miles north of the neighborhood. This public institution includes the colleges of agriculture, biotechnology, and natural resources.

Silverado Ranch Park is one of the Las Vegas Valley’s newest parks

Silverado Ranch Park sits on the west end of town and features sports fields, a playground and a skatepark. A new community center is being constructed on the grounds as well. It will feature a walking track, state-of-the-art exercise facilities, a teaching kitchen and an arts-and-crafts space. Two other popular spots are Hidden Palms Park and Duck Creek Park. These neighborhood parks are less than 1 mile from each other and offer residents access to exercise and picnic areas, playgrounds, and sports fields. For access to more extensive facilities, Sunset Park sits just outside the neighborhood. It is one of Nevada’s largest parks, boasting a 14-acre pond, soccer fields and sports courts. Sloane Canyon National Conservation Area is also nearby. It spans 48,000 acres and includes trails, wildlife and volcanic areas.

Several popular shopping centers sit just outside the neighborhood

The Eastern Beltway Shopping Mall sits off U.S. Interstate Highway 215. It’s full of familiar retailers like Old Navy, The Home Depot, Walmart, and Sam’s Club. Several eateries can be found in Silverado Park Place, adjacent to the Eastern Beltway. One highly-rated spot is Le Paris Brest Café, a French Barkey known for its flaky croissants and flavorful lattes. Just across town sits Silverado Ranch Plaza. It houses over 60 shops and eateries, including Target, Dollar Tree, and Michaels. Las Vegas South Premium Outlets is also in this neighborhood. The Las Vegas Strip is just 10 miles away

The Age of Chivalry Renaissance Festival is held annually at Sunset Park. It features jousting tournaments, educational exhibitions, and performances. South Point Hotel, Casino, and Spa is another popular destination outside the neighborhood. It offers a slew of amenities, including a spa, movie theater, and bowling alley. The nearby Las Vegas strip is also chock-full of casinos and event venues.

I-15, I-215, and Route 146 border the neighborhood

Silverado Ranch is bordered by three major roads: U.S. Interstate Highway 15, U.S. Interstate Highway 215, and Nevada State Route 146. Head 7.3 miles north along I-215 to Harry Reid International Airport. The neighborhood is served by public RTC Transit buses. Stops are along S Maryland Parkway, E Silverado Ranch Boulevard, S Spencer Street, E Serene Avenue and S Las Vegas Boulevard.
