Farming community near Hermiston and the Cold Springs nature refuge
Cold Springs, named after the first nature refuge in the West, is largely a rural area where hobby farmers cultivate crops and raise their own livestock. Located on the south bank of the Columbia River, Cold Springs has access to a placid stretch of water between Oregon and Washington, part of which runs beside the historic Lewis and Clark Commemorative Trail. Though the neighborhood consists of green stretches of land between homes, downtown Hermiston is almost a straight shot for shopping and dining.
Rural properties on 2 to 4 acres often come with water rights
Cold Springs is primarily pastoral. One-lane roads lead past grazing cattle in green fields and agricultural sprayers hovering over neat rows of crops. Homes in the area come on large lots with room for workshops, livestock and several vehicles. Cottages and ranch-style homes on between 2 and 3.5 acres range from $180,000 to $375,000 in price. Most of these homes were built around the 1970s, while some cottages date back to the first few decades of the 1900s. Ranch-style homes on 3 to 4 acres of land fetch between $675,000 and $700,000. “For anybody who has acreage, water rights are like gold. They add value to your property,” says Mike Boylan, the principal broker of Boylan Realty LLC, which he owns with his wife Melissa. Water rights allow property owners to irrigate their fields for crops or grazing animals using the city’s resources. “There’s an annual fee that you pay for those rights, and it’s something you can lose if you don’t use it in five consecutive years. They’re valuable to have when you sell or buy a property.”
Hat Rock State Park and Cold Springs National Wildlife Refuge
A dark tower of basalt rock rises above the otherwise rolling green hills of Hat Rock State Park. The park is named after this rock formation—created by prehistoric glacier floods—which Clark, of the Lewis and Clark Expedition, thought resembled a men’s hat on his journey west. A boat ramp facilitates water skiing, jet skiing, boating and fishing for walleye and sturgeon in the Lake Wallula reservoir of the Columbia River, while a nearby pond is stocked with rainbow trout. Farther south, the Cold Springs National Wildlife Refuge was one of the first nature refuges established in the West, signed into existence by President Theodore Roosevelt in 1909. The park’s 3,117 acres consist of a variety of habitats, and many of them attract migratory birds. The shrub-steppe areas of the refuge are home to coyotes, badgers, ducks, geese, doves, trophy elk and deer, and hunting for specific game is allowed in the southern half of the refuge.
Cold Springs teenagers attend the largest high school in Eastern Oregon
Local children may begin their schooling at Loma Vista Elementary, which receives a 5 out of 10 from GreatSchools. They may then attend Sandstone Middle School, which scores a B-minus grade from Niche, before enrolling in Hermiston High School, receiving a C-plus. Hermiston High is the largest high school in Eastern Oregon, with a student body of about 1,500 students. Its $5-million sports facility—Kennison Field—has an all-weather football and soccer surface as well as a collegiate-level track and field complex. Students can graduate with a program of study in business and management, industrial and engineering systems, health science or another field.
Casual American fare and grocery shopping 7 miles away in Hermiston
Residents of Cold Springs will have to make the roughly 7-mile drive to Hermiston to dine out. Hale’s Tavern, established in 1906, serves hot cakes, waffles and French toast for breakfast, as well as dishes like yellowfin tuna steak and chicken breast melt later in the day. “They give you a huge plate of French fries you can never finish,” Boylan says. Catty-corner to Hale’s Tavern, Nookie’s Restaurant Home of Hermiston Brewing serves gourmet Angus burgers with a steak knife in the middle, as well as other classic American meals. It also pours microbrews and beer flights. The nearest grocery store—a Walmart Supercenter—is also in Hermiston, though there is a Short Stop convenience store next to a Circle K gas station in Cold Springs.
Diagonal Boulevard connects to downtown Hermiston and U.S. Route 730
Oregon state Route 207, locally known as Diagonal Boulevard, travels from the very northeast corner of the neighborhood to the southeast corner before it merges with Main Street in Downtown Hermiston. North of Cold Springs, it connects with U.S. Route 730, which follows the south bank of the Columbia River to Umatilla and Irrigon. On its way west, U.S. Route 730 crosses paths with Interstates 82 and 84, the region’s main thoroughfares. Though no bus routes service the neighborhood, passengers can catch several Kayak Public Transit buses in the center of Hermiston.
