Maple Hills
A variety of single-family homes
Properties in Maple Hills are lined along residential roads and separated by tall Douglas firs and ponderosa trees, lending to a sense of privacy among neighbors. “There’s a mixture of homes that are fairly large. They’re generally on the older side with bigger lots, though there are a few new ones in there,” Grover says. Some homes are as old as the 1960s, while others were built as recently as the 2000s. Ranch-style homes with vinyl exteriors are common. These homes span 1,100 to 1,500 square feet and cost $625,000 to $800,000. There are also raised ranches that tend to sit on a hill, some with a balcony on the top level. Most of these properties go for $875,000 to $1.5 million. Traditional multi-story homes also dot Maple Hills, spanning 2,500 to 3,500 square feet and priced between $850,000 and $1.6 million. The CAP Index crime score for Maple Hills is a 1 out of 10, compared to the national average of 4.A-rated Issaquah public schools with quality programs
Children living in Maple Hills can attend schools in the Issaquah School District. Maple Hills Elementary School is within walking distance of most homes in the neighborhood and has strong music and arts programs. From there, students can go to Maywood Middle School, which has an English Language Development program. Liberty High School is ranked as the No. 17 best public high school in Washington, according to Niche. Students can choose to participate in the JROTC program, Advanced Placement Program or Tech Prep, which helps them earn an associate’s degree at a local community college. “The Issaquah schools really took off and are very popular in the area,” says Realtor Mark Barron with Windermere Real Estate, who has over 35 years of experience. All three schools earn an A grade from Niche.Neighborhood park and nearby natural areas
Living in Maple Hills comes with exclusive access to its namesake park. Maple Hills Park has a playground area, picnic shelter, an outdoor pool and various courts for tennis, pickleball and basketball. There’s also the Maple Hills Club House, which is in a historic firehouse on the grounds. Community members can use its banquet hall to host parties and events. In addition to the neighborhood park, Maple Hills is surrounded by the outdoors. The Cedar River flows close by, with several natural areas along it such as Ricardi Reach and Cedar Grove. There’s also Squak Mountain State Park, roughly 4 miles away, with over 1,500 acres of forests and creeks and about 13 miles of hiking trails, including 6 miles dedicated to horseback riding. The Bullitt Fireplace is a historical landmark along one of the trails, featuring a stone chimney and fireplace as remnants from a pioneer cabin.
Community gatherings in Maple Hills
The Maple Hills community comes together often for events and holidays. Every year, the neighborhood hosts an Easter egg hunt, a Fourth of July parade with fireworks, a pumpkin carving contest and a polar plunge, among other seasonal festivities. According to Grover, there is also the introduction of food trucks every couple of weeks to provide a fun dinner option.Renton’s closest commercial corridors
Since Maple Hills is entirely residential, traveling is required for shopping and dining. East Renton Highlands has the closest commercial corridor, about 5 miles away, with shopping centers along NE Fourth Street. Highlands Marketplace has a QFC for groceries, plus multiple fast-food options like Jack in the Box and Jersey Mike’s Subs. Happy Autumn Restaurant is a traditional Vietnamese eatery in the area. Down the road at the intersection of Union Avenue, there’s a Safeway. Chain restaurants nearby include Taco Time and Papa Murphy. There’s also Renton Seafood Restaurant, which specializes in authentic Chinese dishes, and Countryside Cafe, which serves American-style breakfast. Retail stores in the area include Petco and Walgreens. Additionally, downtown Issaquah has extensive shopping and dining options about 14 miles from the neighborhood.Traveling in and around Maple Hills
While the neighborhood’s layout encourages afternoon strolls to the park, the community is car-dependent. Access to Interstate 405 is about 7 miles west and can take commuters towards Seattle, roughly 23 miles away. The Seattle-Tacoma International Airport is about 15 miles west for commercial flights.
