Just a mile from Downtown Houston, Midtown is a vibrant and active neighborhood known for its walkability, nightlife and convenient location. One of the most walkable neighborhoods in the city, Midtown keeps residents entertained and engaged with plentiful amenities, while METRO bus and rail lines keep commutes straight forward. Entertainment venues and popular restaurants are around nearly every corner, and a diverse housing scene makes the neighborhood appeal to a wide range of budgets.

A diverse housing market near downtown

Prices and housing styles vary widely across Midtown. You can find quaint one-bedroom units, luxury top-floor condos and a small selection of detached single-family homes. Many multifamily homes fall into homeowners associations, with monthly dues covering things like trash pickup, security and amenities like fitness centers and pools. HOA fees vary by subdivision and can range from around $100 to $500. The neighborhood offers a mix of old and new, with both 1960s high rises and brand-new townhomes. Single-family homes start in the upper $200,000s and reach around $900,000, while condos and townhouses range from the low $100,000s to around $2.3 million. The median home price in the neighborhood is around $360,000, which is higher than the Harris County median of roughly $310,000.

Parking and transportation in Midtown

In Midtown, you have easy access to major thoroughfares like Interstates 69 and 45. Downtown Houston is around 2 miles away, and George Bush Intercontinental Airport (IAH) is just over 20 miles north. Street parking can be limited in the area, but most townhomes and condos offer detached private garages or communal garages for the complex. However, you can get around the neighborhood without a car, and many locals utilize the area’s public transit options:

  • The METRORail Red Line provides service to downtown and the Texas Medical Center, with multiple nearby stops along Main Street.
  • METRO operates around 80 bus routes across Houston and through the surrounding Harris County area.
  • Bus 102 offers a direct route from IAH to downtown Houston.
“The rail line is super convenient,” says Kelly Reynolds-Nichols, a local Realtor with Keller Williams Realty Metropolitan. “There is a fair every year at the NRG, and I always take the rail line straight there. It’s not a huge subway system like you can find in Chicago or New York, but it’s still very convenient.”

An active shopping and dining scene

There’s no shortage of locally owned businesses in Midtown, from cozy coffee shops and clothing boutiques to high-end eateries. Brennan’s is a popular spot that has been serving New Orleans-inspired Creole cuisine for brunch, lunch and dinner since 1967. Other local favorites include Harry’s, known for its brunch menu, and Lost & Found a bar and grill with patio views of the downtown skyline. “Midtown has grown a lot in recent years,” Reynolds-Nichols says. “We have tons and tons of local restaurants, along with commercial chains. You’re never far from what you need.” Dozens of other businesses line the area’s streets, including record stores, plant nurseries and book shops. For groceries and other essentials, you can visit Randalls or the nearby Whole Foods Market. “You’re also close to the Texas Medical Center, which is one of the largest medical centers in the country,” says Reynolds-Nichols.

Nightlife and entertainment close to home

Along with its long list of locally owned restaurants and shops, the area offers a wide array of bars, entertainment venues and event spaces. Axelrad Beer Garden features over 20 craft brews on tap, along with a full bar and signature cocktails. There is nightly entertainment on the outdoor patio, from movies to comedians to live music, and local food trucks make regular appearances. The Midtown Arts and Theater Center Houston (MATCH) hosts regular dance performances, theater production and film showings. Nearby, Warehouse Live is a small concert venue that has been serving the area since 2006 and has hosted shows for nationally known artists like Prince, Adele and John Legend. “We also have a ton of sports venues near midtown,” Reynolds-Nichols says. “The basketball and soccer stadiums are close by, plus you have the massive Rice University football stadium, which seats a ton of people.”

With its elevation just above sea level, Midtown, like many Houston neighborhoods, has a moderate flood risk. Here’s what you should know about the area’s flood risk if you are thinking about moving to the neighborhood:

  • Flood risk varies by property, but Midtown is generally at a lower risk level compared to most of Houston, due to its improved drainage system and slightly higher elevation.
  • While not all lenders require flood insurance, flooding can still occur during intense storms even outside of high-risk zones.
  • The neighborhood’s highest risk area is on the northwest end of Midtown, close to Buffalo Bayou.
