Westbranch

Variety of architectural styles in Westbranch
Wide streets are donned with whitewashed sidewalks and shaded by palmetto palms and magnolias. The community was originally built in the 1970s but saw additional construction in the 1990s. While development has stopped on the residential side, commercial developments have been springing up more recently. Buyers can choose brick ranch homes with two-car garages, split-levels with hipped roofs, Craftsman-bungalows, or Colonial Revivals on average-sized lots with fenced-in yards. Prices from $155,000 to $393,000 based on condition and size. “Houses fly off the market like hotcakes when things go for sale here because it is not very often that they do. The housing inventory is older, and not much real estate development has happened here,” Luong says. It's home to multiple places of worship, including The Church of Jesus Christ of Latter-day Saints and Mount Zion Missionary Baptist Church.Going to school in the Cypress-Fairbanks Independent School District

Independence Park is located on Clara Road and offers a community green space featuring a playground, soccer field, and covered basketball courts. The vast space provides several picnic tables and seating areas for a nice day outside. Locals can cool off in the water, take on one of the two water slides or frolic in the splash fountain at the Westbranch Recreation Center. The recreation center features an adjoining green space with a covered picnic shelter and multiple hard-surfaced tennis courts. Houston has planned 1,800 miles of dedicated bike lanes in the Houston Bike Plan Network. Cyclists can pick up some of these routes along Kempwood Drive, which leads all the way downtown, or hit the trail west on Clay Road and pedal through the scenic views of Addicks Reservoir and onto the trail system at Bear Creek Pioneers Park.CityCentre and local restaurants
"West Branch is minutes from everything," says Christopher Phan, a Realtor and the founder of Truss Real Estate, who has sold homes in the area. "It is a chance to live in an established neighborhood in an area that has seen commercial development." Opening in 2009, CityCentre is less than 5 miles south of Westbranch. The 50-acre mixed-use development offers retail, restaurants, entertainment, a fitness facility, office space, and residential developments. The mall combines upscale fashion stores like Free People with restaurants like North Italia, known for its pasta dishes, and entertainment options like the Studio Movie Grill. Residents can grab groceries at the H-E-B or Aldi along Gessner Road, a little closer to home. Residents can also get downtown by heading south and jumping on Interstate 10, which leads east to the I-610 Loop. Westbtranch is a little more than 5 miles north of the Meridian Hospital, a nearly 1,000-bed hospital that has been serving the city for almost 100 years.Westbranch Homeowners Association
Many homeowners are part of the Westbranch Homeowners Association, which regulates aesthetic changes while bringing the community together. The group is active on Facebook, where they name the Westbranch Yard of the Month and plan community events. The Westbranch Recreation Center is usually the hub for events, from their Easter Egg Hunt to pictures with Santa in December.Living in Houston
Living in Houston poses some severe weather threats annually. Over the last decade, the city has seen flooding, hurricanes, tornados, extreme heat and ice storms.
