New homes and amenities define Flora’s master-planned community
Flora is a growing master-planned community in Hutto, where multiple builders offer new single-family homes in a range of floor plans and architectural styles. A central amenity center brings together indoor and outdoor recreation, while Hutto Independent School District schools serve the community. U.S. Route 79 and state Highway 130 are close by, so while Flora has a quieter, residential feel, it’s still connected to the small-town scene in downtown Hutto and the shopping, dining and employment centers across the Austin area.
Choose from multiple builders and floor plans in Flora
Flora is planned for around 2,800 single-family homes, including one- and two-story designs that generally have three to five bedrooms. Buyers can choose a quick move-in home or select their homesite, floor plan and finishes for a to-be-built home. The community’s range of builders and lot sizes includes everything from alley-loaded homes by DRB Homes and Meritage Homes on 40-foot homesites to larger builds by Highland Homes and Westin Homes on 60-foot lots. That variety gives buyers options at different stages of homeownership. “I think the variety is a huge advantage,” says Jessica Roy, a local Realtor with Goodrich Realty. “You have your first-time homebuyers and also your move-up buyers … You find completely different homes that work for whoever needs to live there.”
What to know about home prices and monthly HOA fees
Home prices in Flora generally range from the lower $300,000s to the low $700,000s, with larger floor plans and wider homesites priced at the upper end. “You have a very generous range of price points. You can go high-end with Perry Homes or Westin Homes … or choose from mid-range options like Tri Pointe Homes,” says Amrit Singh, a Realtor with Realty Texas who sells homes across the Austin metro area. “And then you have the sweet spot, where it’s DRB Homes and Meritage Homes, who really have a good entry-level point for buyers to come in.” Flora’s median sale price is in the upper $300,000s, lower than in nearby master-planned communities like Blackhawk and Forest Creek. Monthly HOA fees are around $90 and help cover Flora’s shared amenities and common areas.
Recreational amenities and community events at Market Square
Market Square is Flora’s central amenity hub. It opened in 2025 with indoor and outdoor spaces for recreation and events organized by the community’s lifestyle director. “I think Hutto really needed a community that had more of a lifestyle coordinator … They have that actual community feel designed around their amenities because they put a lot of emphasis on that lifestyle component,” Roy says. Amenities at Market Square include:
Bloom House, with a fitness center, coffee bar and coworking spaces
The Well, a resort-style pool with cabanas and a shallow beach entrance
Primrose Park, with a playground and splash pad for kids
The Haven, an outdoor gathering space with a fire pit
Event Lawn, which hosts live music and seasonal markets
Flora also has open spaces and walking trails, with more parks, playgrounds and trail connections planned as future phases take shape.
Hutto Independent School District schools serve Flora
Flora is served by Lee Martinez Elementary School, Hutto ISD’s newest elementary school. The campus opened in 2025 and includes outdoor learning and play areas. Students move on to Hutto Middle School, which has a B rating from Niche, before attending the Hutto 9th Grade Center and Hutto High School. The high school offers Advanced Placement and dual-credit courses, along with career and technical education programs in fields such as agriculture and engineering.
Drive to shopping and dining in Hutto and Round Rock
Downtown Hutto is roughly 5 miles from Flora, with local favorites like Texan Cafe & Pie Shop and Hippo Café. Larger retail hubs in Hutto and Round Rock sit along U.S. Route 79 and state Highway 130. As the city continues to grow, planned developments such as Hutto Shopping Center and Cottonwood Marketplace are expected to bring more shopping and dining to the area. “Hutto is in a really interesting stage right now,” Roy says. “It still has that small-town feel, but you can also see the growth is there.” H-E-B plus! is less than 10 miles away, while shopping, dining and entertainment destinations within 15 miles of Flora include:

U.S. Route 79 and state Highway 130 connect commuters
Residents are close to U.S. Route 79 and the state Highway 130 toll road. U.S. Route 79 leads west to Round Rock and Interstate 35, while state Highway 130 leads south toward Austin-Bergstrom International Airport. Flora is roughly 35 miles from Austin. “It puts you about 25 minutes from downtown Austin and about 20 minutes from The Domain, which is a huge shopping hub,” Singh says. “And then every other artery connects from there. You can get to I-35 quickly from there, or to MoPac.”
