Situated on the southern end of Beaver County, Independence Township is a vast rural landscape filled with creeks, lakes and trails. Houses in this area were built between the ‘60s and ‘90s. According to Leone, they also tend to sell quickly once they're listed due to a low housing stock. Properties sit on large lots in heavily wooded areas. A small but completely renovated house might go for less than $100,000 and a three-bedroom custom-built home may exceed $300,000. Architectural styles here include farmhouses, Colonial Revivals and one-story traditionals. There’s land to build your home on, too. A 5-acre plot surrounded by a large swath of woodland might go for $160,000, and a 4-acre lot by a stream may cost $65,000.

The township has its own community park off School Road where there is one small playground and a picnic area. There’s also nearby Raccoon Park 9 miles west with its large lake, 44 miles of walking trails, wildflower preserve and campground. There you’ll find the Frankfort Mineral Springs, which has been flowing down a red and orange cave wall for thousands of years. Local folklore claims it has healing properties.

Longstanding farms and restaurants serve up local flavor
The region offers several standout eateries, including Brunton Dairy on Ridge Road, which is a go-to for ice cream and chocolate milk and operated by one of the four oldest family-run farms in the township. You can always find crispy bar food at The Little Traverse Inn, located in Clinton. And Janoski's Farm and Greenhouse, also in Clinton, has its own restaurant named Lou~Lous where the menu changes daily. This farm is also loved for its year-round supply of fresh vegetables grown on their 200-acre farm. “Janoski’s gets a lot of community support,” says Certified Negotiation Expert Susan Daniel, who lives in the nearby Hanover neighborhood. You'll also find pumpkin hayrides each October on this farm.

Interstates connect residents to city life and retail
You’ll need a car to get to most places in Independence Township. For longer trips, Interstate 376 is to the east and Interstate 30 is to the west. The city of Pittsburgh is 30 miles west via Interstate 376, and Pittsburgh International Airport is 12 miles away in the same direction. This interstate will also take you to Beaver Valley Mall, a 15-mile drive, when you want more shopping options. There, you’ll find Dick’s Sporting Goods, Journey’s and a Planet Fitness, among other chains.
