How Fairmount's trolley-era roots shape life today
Fairmount is an Independence neighborhood located along the Missouri River and on the edge of Kansas City's East Side. It was developed in the late 19th century as the final stop of the metro's trolley line, and although that service ended a long time ago, the area is still very industrial. Rail yards, truck depots and power plants take up the northern part of the neighborhood, while the southern portion is filled with homes that tend to have lower price points. You'll also find a park and community center here, and with Interstate 435 nearby, it’s pretty convenient to get around the rest of the metro.

Fairmount’s housing stock is mostly made up of 1920s cottages and mid-20th-century ranch styles, many of which could use some updates. “It’s a great market for first-time homebuyers who don’t mind doing a little bit of renovating,” says Jayme Generaux, a Realtor with Weichert Realtors who has sold several houses in the area. Prices here usually range from the lower $100,000s to the lower $200,000s, depending on the home’s age, size and condition. The median sale price is around $150,000, well below Kansas City’s median of about $280,000 and Independence’s median of roughly $220,000.

You can head over to Fairmount Park to go for a walk along the tree-shaded trails or let the kids run around the playground. You can head about 5 miles west to reach 18th and Vine, a historic jazz district that has well-known restaurants like Arthur Bryant’s Barbeque and Gates Bar-B-Q. A little farther out, the Crossroads is an arts district with breweries, cocktail bars and upscale restaurants.
